    Reference to our previous correspondence dated 1st April 2015, this is to gently remind you of the 5th Annual General Assembly of Golf View Residence Owners Association which will be held at the following date, time and venue:
    Date Wednesday – 22nd April 2015
    Door Opens 5:30 pm

    The order of business for the Annual General Assembly shall be:
    1 Registration of Attendees (Between 5:30 pm to 6:00 pm)

    GOLF VIEW RESIDENCE OA - GARBAGE CHUTE NOTICE

    Posted on: 14-04-2015

    We would like to thank all residents who have kept our building environment clean. However, some disrespectful minority of residents have been leaving a mess outside the rubbish chutes.

    It is important to understand that rubbish is to be disposed of INSIDE the garbage chute and NOT to be left outside the garbage chute. When throwing your rubbish please ensure that all rubbish is tied up before placing it down the chute. This will keep the garbage room and chute in a hygienic condition.

    Please ensure that the garbage chute door is closed and latched when you have finished, to avoid unpleasant smells entering your corridors and apartments.

    Items that are too big to easily fit down the garbage chute must be taken to the Ground Floor Main Garbage Room directly. Note: This includes items of unusual sizes or items that may get stuck in the chute such as boxes, coat hangers, mops and beddings.

    If you are unsure, ask the building security or the cleaners on duty for guidance.

    Owners who wish to nominate themselves to the Interim Board must complete the Nomination Form, Profile Form, RERA Application Form for Approval of Board Member and Declaration of Compliance of Ethical Guideline along with the required documents for board members registration such as copy of Title Deed, Valid Passport and Residence Visa Page, Emirates ID and Passport Size Photo (2 nos. white background) and send the same by email to admin@pamuae.com. Forms must be received by us on or before 15th April 2015 to be eligible for nominations.

    GOLF VIEW RESIDENCE OA - 2014 SERVICE CHARGE COLLECTION UPDATE & NOTICE TO DEFAULTERS

    Dear Golf View Residence Homeowners,

    We would like to express our sincerest gratitude to all owners who have already paid their service charges for the period 01-Jan-2014 to 31-Dec-2014.

    However, up till date a number of unit owners of Golf View Residence still failed to pay the building service charges, thus, accumulating outstanding building service charges.

    Accumulation of the unpaid building service charges risks our ability to honour payments towards suppliers and utilities which may result in disruption of utilities and services provided by third party suppliers.

    In view of the above and to enforce collection of building service charges, we regret to inform you that OWNERS WITH OVERDUE SERVICE CHARGES WILL BE DENIED TO ACCESSING THE PARKING AREA AND OTHER COMMON AREA FACILITIES STARTING FROM 1ST APRIL 2015.

    GOLF VIEW RESIDENCE OA - MOVE IN & MOVE OUT POLICY

    DEAR GOLF VIEW RESIDENCE HOMEOWNERS,

    FOR THE PURPOSE OF SECURITY & CONTROL THE FOLLOWING MOVE-IN AND MOVE-OUT PROCEDURES ARE STRICTLY IMPOSED BY THE ASSOCIATION WITH NO EXCEPTIONS.

    IT SHALL BE THE DUTY:
    1. OF THE OWNER OF THE APARTMENT TO INFORM THE ASSOCIATION MANAGEMENT IN WRITING, HIS / HER INTENTION TO RENT / SELL THEIR APARTMENT OR TO INFORM IN WRITING ANY CHANGE IN STATUS OF THE TENANCY AGREEMENT / ANY CHANGE IN THE TERMS OF LEASE AND OTHER DETAILS OF THE TENANT AND TO PROVIDE TO THE ASSOCIATION MANAGEMENT THE DULY COMPLETED “MOVE IN & MOVE-OUT APPLICATION FORM” AT LEAST FIVE (5) DAYS IN ADVANCE OF THE EVENT OF THE NEW TENANT.

    2. TO FACILITATE THE ABOVE PROCESS, THE ASSOCIATION MANAGEMENT HAS PROMULGATED A STANDARD “MOVE IN & MOVE-OUT APPLICATION FORM” WHICH IS SELF-EXPLANATORY. THIS APPLICATION FORM (COPY OF FORM ATTACHED) CAN ALSO BE OBTAINED FROM THE ASSOCIATION MANAGEMENT COMPANY OR BUILDING SECURITY.

    3. PRIOR TO OBTAINING/SUBMITTING THE “MOVE- IN & MOVE-OUT APPLICATION FORM” THE OWNER SHOULD COMPLETE THE “NOC APPLICATION FORM FOR RENTING/SELLING”. THIS APPLICATION FORM CAN ALSO BE OBTAINED FROM THE ASSOCIATION MANAGEMENT COMPANY OR BUILDING SECURITY.

    4. THE COMPLETED NOC APPLICATION FORM SHOULD BE SUBMITTED ALONG WITH A COPY OF THE NEW TENANCY CONTRACT AND TENANT VALID UAE ID (IN CASE OF RENTING) OR COPY OF NEW TITLE DEED AND NEW OWNERS PASSPORT (IN CASE OF SELLING) FOR RECORD KEEPING. PLEASE ENSURE TO GIVE A NOTICE OF FIVE (5) DAYS FOR NOC PREPARATION / ISSUANCE OF NOC.

    5. THE ASSOCIATION MANAGEMENT WILL ISSUE THE NOC WHICH NEEDS TO BE PRESENTED TO THE BUILDING SECURITY TO FACILITATE THE MOVING-IN / MOVING-OUT PERMISSION. IN THE ABSENCE OF THIS, ENTRANCE OF ANY MOVING TRUCK INTO THE BUILDING AND THE USAGE OF SERVICE LIFT FACILITY WILL NOT BE ALLOWED BY THE BUILDING SECURITY.

    6. PLEASE ENSURE TO GIVE A NOTICE OF MINIMUM TWO (2) DAYS FOR MOVE-IN / MOVE-OUTS SO THAT OTHER RESIDENTS CAN BE INFORMED IN ADVANCE OF A POSSIBLE DISRUPTION IN THE LIFT SERVICES/TRUCK MOVEMENTS ETC. TO SAFE GUARD ASSETS AND CHILDREN.

    7. THE OWNER / TENANT SHALL BE DIRECTLY RESPONSIBLE FOR ANY DAMAGES DUE TO NEGLIGENCE OF THEIR VENDOR / WORKERS OCCURRING DURING THE MOVE-IN / MOVE-OUTS.

    8. THE ASSOCIATION MANAGEMENT SHALL AS FAR AS POSSIBLE PERMIT THE MOVE-IN/MOVE-OUT TO TAKE PLACE BETWEEN THE TIMINGS FROM 10:00 AM TO 05:00 PM SO AS TO REDUCE THE DISTURBANCE TO OTHER RESIDENTS. THE OWNER / TENANT SHALL ENSURE AT ALL TIMES PEACEFUL MOVEMENT OF THEIR GOODS WITHIN THE BUILDING.

    9. IN THE EVENT THE OWNER IS NOT PRESENT DURING THE MOVE-OUT OF THE TENANT, THEN THE TENANT MAY COMPLETE ALL THE ABOVE TASKS ON BEHALF OF THE OWNER.

    10. ALL NEW TENANTS MOVING-IN SHALL ABIDE BY THE ASSOCIATION BUILDING RULES.

    11. OWNERS MOVING-IN FOR THE FIRST TIME SHALL ABIDE BY THE ASSOCIATION BUILDING RULES.

    12. THE FOLLOWING CHECK LIST WILL BE COMPLETED BY THE BUILDING SECURITY IN CASE OF MOVE-OUTS:
    A. COLLECT THE NOC ISSUED BY PRIME ASSOCIATION MANAGEMENT.
    B. BUILDING SECURITY WILL ENSURE THAT ANY PAYMENT FOR DAMAGES HAS BEEN PAID AND RECEIPT IS PRODUCED PRIOR TO THE DEPARTURE OF THE MOVING TRUCK/OWNER/TENANT. THERE SHALL BE NO EXEMPTIONS. THE SECURITY COMPANY WILL BE PENALIZED FOR THE COSTS OF THE DAMAGES IN THE EVENT THE DEPARTURE IS PERMITTED WITHOUT ENSURING THIS ASPECT.

THE SECURITY COMPANY WILL BE PENALIZED THE COSTS OF THE DAMAGES IN THE EVENT THE DEPARTURE IS PERMITTED WITHOUT ENSURING THIS ASPECT.

    GOLF VIEW RESIDENCE OA - NOTICE FOR VEHICLE ACCESS STICKERS FOR DUBAI SPORTS CITY MASTER COMMUNITY RESIDENTS

    Dear Golf View Residence Homeowners,

    Reference to the correspondence received on 22nd October 2013 from Sports City Owners Association Management Services (SOAMS) concerning the recent security related incidents, this is to inform you that Dubai Sports City LLC is implementing more strict Security measures for Safety and Security of its residents. The initial measures will deal with streamlining Traffic and Access for residents to ensure only authorized access is achieved and to also assist Resident Access during major events. This will be achieved by way of a Vehicle Access Policy.

    Key Highlights:
    1. Car stickers will be initially valid from Date of Issue until 31 December 2014. Subsequently, they will be issued every year and be valid for a period of One (1) Year.
    2. Stickers will be issued to only Cars registered in the Residents name.
    a) Cars registered in the residents Company Name, require a letter from the Company stating that Mr./Mrs. XXX are driving this car.
    b) Those using Rent-a-Cars need to submit documentation proving the Car is Leased under their/their Company's Name. If under the Company Name, a letter from the Company that Mr./Mrs. XXX are driving the car.
    3. Car stickers will be issued at a cost of AED 25/- per sticker.
    4. Further details of required documentation are mentioned on the attached Application Form.


    Notes:
    1. All residents are requested to have the attached form filled-in and handover the completed application forms along with the related documentation on the Ground Floor of Golf View Residence Building by maximum 30th November 2013.
    2. Service Charge for the Unit must be up to date in order for this application to be processed.
    3. Vehicles not displaying the Master Community Vehicle Access Passes will find access to the Dubai Sports City Estate more difficult.
    4. The SOAMS will only coordinate this task with the Building Management and not with the individual residents.
    5. If your apartment is rented, kindly forward this notice to your tenant for their information and action.

    GOLF VIEW RESIDENCE OA - HOT TIPS FOR A COOL SUMMER

    A. Stay Cool and Save Energy!

    Stay cool all summer long and save money with a few simple tips for your home:

    1. Light up less - Replace your incandescent bulbs with LED or CFL to reduce energy consumption and generate less heat.

    2. Be aware on how to set your thermostat.
    Set your air-conditioning to run on low speed as and when required — the optimum set point during the summer is 23 - 25°C. If you go away on holiday, leave it to run at a constant 28°C to lessen humidity indoors.

    3. Maintain your air-conditioning system properly.
    Filters should be cleaned at least once every three months by a professional maintenance company.

    B. Tips for you to help prevent the spread of germs when using the swimming pool and its facilities:

    1. If you have any illness or infection (such as a cold, sore throat, athlete’s foot or diarrhoea), please don’t spread it around; once you are better, you can use the pool again.

    2. Visit the bathroom before you use the pool!

    3. Take children on bathroom breaks every 60 minutes or check diapers every 30 to 60 minutes

    4. Change diapers in the bathroom or diaper-changing area and not at the poolside, where germs can get into the water

    5. Wash your hands after using the toilet or changing diapers

    6. Don't swallow the water you swim in.
