    Roof Restoration Stage 3 Weekly Update

    Dear Owner,
    Following the first week of restoration we can advise that all carports and half of the roofs for stage three have been cleaned and all tile changes for stage three are completed. The cleaning has been inspected and the last section will be finished early next week.

    The Priming has commenced and the contractors will have half the roof finished today. Once completed next week, this will be inspected.

    Due to the inclement weather we have been notified that it is unsafe for the electrical works to proceed tomorrow morning. Therefore no power interruption will take place tomorrow as previously notified.

    The new anticipated outage date is Monday, 13th August however we will confirm this closer to the date.

    Parking in Visitors Bays

    This is a general reminder to all owners of 12 Wall Street, Maylands.

    It has been brought to our attention that many residents and/or their guests have been parking their vehicles in the visitor’s car bays for extended periods of time.

    We would like to remind all residents that the visitors car bays are designed for short term use by casual visitors only.

    In an effort to promote peace and harmony within the complex, we ask that residents do not park their vehicles in the visitor’s bays overnight. Residents must park in their allocated car bay/s.

    Please be advised that tree pruning will be carried out at the complex commencing on Monday, 30th April. The works are scheduled to take approximately 2 days.

    The pruning will be carried out in the below locations:
    • Front trees running parallel with power line.
    • Pruning over Units 109, 126, 167, 184 & 190’s car bays.
    • Pruning opposite Unit 152’s car bay.

    Please take care when moving around the complex during the works.

    We would like to remind you that Platinum Roof Coating have commenced the next stage of the roof restoration to Units 87 - 134. The works are anticipated to take 4-5 weeks to complete.

    They will be carrying out works to the roof area of these units including the carports. Please note - when the carport roof is cleaned it will leak a large amount of water as they are unlined. It is highly advisable that you remove your car and any belongings from under the carport whilst the works are being carried out to avoid any damage.

    Update for Owners – New Employee to commence at Tranby

    On behalf of the Council of Owners we are pleased to announce that Brett King will be commencing as Tranby's new Caretaker/ Groundsman on Wednesday, 3 January 2018.

    The position was advertised on SEEK and the Council of Owners were inundated with applications for the role. After interviewing four prospective employees, Brett successfully attained the position. Brett is a qualified First Class Welder – Boilermaker by trade. He comes to us with experience in General Maintenance, handyman and gardening and also holds many qualifications required for working at Tranby such as Working at Heights Ticket, Confined Space Ticket and boom type elevating work platform.

    We extend a warm welcome to Brett and ask that you do the same if the opportunity presents itself. He will undoubtedly require time to settle in (so please be kind) but we believe he will be a valuable asset to Tranby on Swan.

    Loss Adjuster’s Ninth Report
    Email – update from the Loss Adjuster
    Tunnel Vision CCTV inspection Report & Update
    Tunnel Vision quote for relining broken section of concrete drain

    All of the above information has been tabled by the Council of Owners and the relining quote has been approved. The work order has been raised and the work is scheduled to be carried out in the second week of January. Whilst the works will not impact you directly, parking on Ferry Lane may be temporarily restricted. We will provide you with updates in the new year closer to the time.

    Damage of Property

    It had come to the attention of the Council of Owners that the proprietors who made a complaint of property damage by Gordon Caine have been targeted recently.
    The Council of Owners is investigating this latest complaint and if the responsible party is identified the matter will be referred to the Police.
    Such behaviour amounts to a breach of the bylaws in that the peaceful enjoyment of a proprietor has been affected.
    This matter will be tabled at the next Council meeting and actioned as agreed.
