Dear Owners The BPOSI Committee considers it appropriate to update all members on the situation regarding levies for the new financial year, given that they have traditionally been paid by 30 June of each year. However, in the new Constitution adopted at the 2024 AGM, one of the changes made is to the dates the levies are paid. These have been changed from 31 December and 30 June each year, to 31 January and 31 July each year. Given this, we have a little more time to ensure that the calculation of the levies correctly incorporates another change adopted in the new Constitution, being the allocation of half the operational costs associated with Recreational facilities on an equal household basis, and the other half on the traditional valuation basis. Another change about to happen is the notification by the Auckland Council of the new valuations to be used for rating purposes. These are due out next week and it is the first time they have been revised since 2021. The delay in the payment date gives us the opportunity to base the valuation portion of the levy calculation on the new valuations, rather than the 2021 valuations. We believe that this will also be more equitable to all members. We will be doing everything we can to expedite this process, but at the very latest, all members will receive notification of their levies based on the budgeted level of expenditure for 2025/26 by the end of June, which will still be one month before the due payment date. And finally, I can advise that the level of annual budgeted expenditure for 2025/26 is very similar to the budgeted level of expenditure for 2024/25, so that will not be a factor influencing the levies calculated. Dear Members The ad hoc dog litter bin along James Cook Crescent has now been removed. The council have stopped servicing this bin some time back and despite the bin being full it was being left overflowing by residents as they passed and continued to add dog litter, creating a rather unsanitary situation. The bin has now been emptied and removed and we kindly ask residents that are walking dogs to pick up dog litter, return home and dispose of dog litter in the private bins. Secretary - Broadway Park

Dear Members Sky are now running on the new Satellite, however there are a couple of things that the residents need to know. 1. Sky OnDemand no longer works on the black Sky decoders. If they want the OnDemand service then they must upgrade to the new white Sky Decoder. 2. Sky business now has a new number which is controlled by Downers. Dear Members Voyager is carrying out a software upgrade on their Network Routers throughout Auckland. The process requires their routers to reboot and this will cause loss of all internet services including VoIP phones, CCTV and intercom access to apartments. The Broadway Park network will be offline for approximately 20 minutes sometime between the hours of 11pm 4/3/25 to 5am 5/3/25. Please do not try to reset your router at home during this period. Once Voyager have finished their upgrade, the Broadway Park network will resume to its normal service. Ron Maurer from AV Digital will be in contact with Voyager technician to confirm that the upgrade was successful and confirm that our network services are all back online.
