NOISE COMPLAINTS
Posted on: 14-09-2022Dear Resident/s,
The Body Corporate Committee has received numerous complaints regarding loud noises late at night eg. weights for exercise being dropped on the floor, drilling / hammering, furniture scraping on the floor, parties on balconies, and dogs barking.
Owners and Occupiers are reminded that By-Law 9, 9.1 (e) states - The Owner and occupier of a Lot shall not create any noise likely to interfere with the peaceful enjoyment of the owner or occupier of another Lot or of any person lawfully using Common Property.
Tenants are also reminded that they are bound by the Body Corporate By-Laws and obligations imposed under the Standard Form of Residential Tenancy Agreement From 18a (clause 21).
Occupants can take simple measures to reduce complaints from neighbours, for example:
- scraping of furniture on floors can be eliminated by placing silicone chair stops, gliders, or soft pads on the feet of furniture (Bunnings has a large range of styles and materials); and
- balcony noise can be kept to a minimum by avoiding loud music and parties late into the night.

Mandatory Fire Drill
Posted on: 28-02-2022Dear Resident,
There will be a Fire Drill on Saturday 12 March at 10:00 am, weather permitting. The drill may be cancelled in adverse weather conditions, so if the evacuation warning has not sounded by 10:15am you may assume the fire drill has been cancelled and will be rescheduled at a later date.
If you are on site during the Fire Drill then, upon hearing the evacuation warning, please evacuate via your nearest fire stairs and proceed directly to the Assembly Area in the park beside Landsborough Ave, opposite The Scarborough. Please do not use the lifts.
Once at the assembly area, one of the Emergency Coordination Team will conduct a roll-call, so please ensure you/your apartment is ticked off. If there is anyone in your apartment with mobility issues please report this to the Emergency Coordination Team member at the Fire Indicator Panel in Tower A Lobby.
The purpose of the drill is to ensure that all residents know their exact evacuation route and the location of the assembly area. Full details on this, along with other helpful information, are clearly described on the Emergency Evacuation Diagram adjacent to the lifts in your floor foyer as well as at key locations throughout all common areas. Please take the time to regularly familiarise yourself with this information as it could save your life and the lives of other occupants in your care, during an emergency.
To help improve The Scarborough’s readiness to deal with real emergencies, the Committee is also distributing forms to identify occupants with mobility issues, which once complete will be collated and handed to emergency services when required. A copy of this form is attached to this post. -
Community Notice
NEW BIKE RACKS & RELOCATION OF CANOES & KAYAKS
Posted on: 19-03-2021The Body Corporate Committee (BCC) has purchased several new bicycle racks that will be in installed in several locations in the car park this coming weekend.
Residents are to adhere to the following as advised by the BCC:
• Only these allocated areas are to be used for storing bicycles.
• All canoes and kayaks are to be relocated by their owners from Level 1 storage area to the new designated spaces on Level 2 car park.
• BCC has allocated a space on Level 1 storage area and Level 2 car park for mobility scooters.
• To improve safety for all residents all Fire Exits must always be keep clear in accordance with the Building CodeD1.6:
o In a required exit or path of travel an exit
(a) The unobstructed height throughout must not be less than 2 metres
(b) The unobstructed width of each exit or path of travel to an exit, except for doorways, must not be less than 1 metre.
• Approved items stored on common property are at the owner’s risk.
• Please refer to The Scarborough Grand – By Laws information posted on My Community dated 08/03/2021 regarding storage of property in owner’s car parking spaces and the ability to purchase Storage Lockers for excess items.

Community Notice
MAINTENANCE REQUESTS

The Committee and Building Manager have created a specific email address to receive Common Property Maintenance requests.
This will allow all the Committee to:
a) Provide the ability to update on progress of the request;
b) Group numerous requests for low priority jobs and certain types of trades, such as electrical, painting and simple tasks;
c) Create a paper trail and manage requests;
d) Record costs to aid the Treasurer in managing budget and expenditure; and
e) Allow the BC Committee to have an overview of all maintenance requests.
