New Year - Safety Notice

PLACE Community Managers and your Owners Association wish you all a Happy New Year.
We would like to take this time to remind all occupants and there guests of your responsibility to maintain a safe community.
In light of the recent fire incidents across the UAE. PLACE would like to remind all occupants that storage of flammable materials, disposal of cigarette butts, smoking shisha coals and BBQ on balconies are forbidden by the Community and Local Authorities
From very recent fire incidents we know that "wind-blown" cigarettes, shisha coals and BBQ coals pose a significant fire hazard and threaten the personal safety of the occupants and the physical building assets.
PLACE requests all occupants to be vigilant and report any flammable materials or violations to the building security immediately.
The safety of the occupants and building assets are of supreme importance, routine inspections are carried out by Service Providers however the responsibility and care of the occupants to prevent incidents is requested.
Penalties will be implemented in accordance with the local authorities for violation of community and local safety rules.

We would like to remind unit owners to ensure that your AC units and Electrical Distribution Board belonging to your apartment are frequently serviced by a professional service provider. Services should be conducted quarterly or half yearly to ensure the units are fully operational.
Internal unit maintenance is not the responsibility of the Owners Association or the Association Manager. Unit Owners may be liable if poorly maintained unit assets result in Common Area issues.

Queue Point - Common area violation notice

Removal of Belongings from Terrace, Parking Areas and Common Areas
Dear Residents,
Kindly be informed that storage of belongings such as bicycle, toys, infant strollers, boxes, flower pots, shoe rack, Inflammable liquids, Building Materials, vehicle accessories, Food stuff, Shelves, Furniture etc. in the common areas, parking areas, corridors and balconies where is visible from outside is strictly prohibited. This is a serious security and safety risk to all community residents/visitors.
The only items permitted in the corridors are door mats that too should be neatly aligned in front of your door and it should not block any emergency exit
All Items found in the common areas will be discarded as abandoned items if not removed within 7 days effective from the date of this notice.
No satellite dishes are permitted in this community and installing the same is not permitted by Law. (Any breach of these laws can lead to Prosecution and/or a fine).
Violation of any community rules will attract a fine of AED 2000 /- .
The management looks forward for immediate and adequate compliance by residents.

Queue Point - Move in & Move out procedure

Move in and Move out Procedure
Dear Owners/Tenants,
Please note that a Move in and Move out Procedure will be implemented for the building effective April 1, 2016. The Application Forms are available with the Security Officer. The procedures are put in place to ensure that building procedures and requirements have been met by the tenant and or owner of the unit and any by-laws have not been contravened.
The occupant will be required to complete the following forms and hand over to security at least 72 hours prior to moving in/out to allow sufficient time for processing. The mover should conduct a site survey prior to the move to ensure they are familiar with any restrictions and equipment and or labour required for a timely and efficient move.
It is the responsibility of the party moving in/out (occupant) to ensure that the moving company has adequate insurance cover for any damages caused to people or property while moving into the building. Any costs incurred in relation to damages and or cleaning costs as a result of the move will be charged to the occupant.
Permission to move in of the building will be conditional upon fully up to date service charge payments. It is therefore recommended that the occupant obtain confirmation from the property manager or landlord that service charges have been paid up to date.
Move In/Move Out will be permitted from Saturday – Thursday between 9:00am to 6:00pm.
