The CoM has strict requirements on where and how the sign boards are to be placed on this building. Please follow the OC Policy/Rules to avoid delays or damage to the exterior common property. This is an existing Owners Corporation Policy, Please refer to 5.1 p) Appearance Without limiting any other of these Rules, Owners and Occupiers must not: allow the erection of any for sale or for lease or licence or sub-lease boards or signs of any description on the Common Property or which are visible from the outside of a Lot without the consent of the Owners Corporation Manager; Copy of the Owners Corporation Policy/Rules are available on the My Community Portal documents section. Posted on: 17-09-2024Thanks Warwick - I fully support yhe objections so I've completed the survey. The last thing we want is high rise 'affordable housing' which will absolutely impact both our amenities and house prices. One only needs to check the crime rates in the past two years in Ascot Vale and Moonee Ponds to see the impact of high rise/high density housing. Refer to: <a href="https://redsuburbs.com.au" title="https://redsuburbs.com.au" target="_blank">https://redsuburbs.com.au</a> to compare Ascot Vale, Moonee Ponds (and then Essendon where the crime rates are going down).

Posted on: 17-09-2024I agree that the height restrictions should stay due to amenity issues however am certainly not of the mind that affordable housing = crime. People need housing, just because people cannot afford it doesn’t mean you are a criminal.

Posted on: 17-09-2024Respectfully, I disagree. ‘Affordable Housing’ for the purposes of the development plans is essentially government funded or subsidised, aka ‘commission housing’ defined by the Municipal Association Victoria as “applies to renters who receive government rental assistance (demand side) and/or subsidies to property owners renting to designated low-income earners who pay rents at a discounted rate (rental housing supply side).” It is clearly established that crime rates are elevated in these areas. In addition to this aspect I object to the plans on the basis of the addition congestion this would create on Keilor rd, particularly in peak times. Apartments facing Keilor rd will also lose any current views. Finally, I consider it a significant and unacceptable safety hazard to have a 10 story building in the direct flight path of planes in and out of Essendon airport.

You would have received the email notification or will find a meeting pack in the mail for our Annual General Meeting, that will be held on Wednesday 11th of September at 4pm. Attached is a copy of the meeting noticed. A. If you are interested in volunteering for the Committee of Management, please complete the Committee Nomination form included in your meeting pack and get it back to me prior to the meeting. (Legislated requirements for Committees consist of a minimum of three and a maximum of seven members.) B. If you are unable to attend the meeting at all please use the meeting pre voting system and or send a Proxy so that your voice will be heard. You can pre-vote and still attend the meeting. When you pre-vote you can see all attached documents. C. Where the lot has been purchased in the name of a company, it is essential that a proxy appointing a representative to attend the meeting be completed by the company and provided at the meeting.
