    MAG 218- Dubai Civil Defense a fire alarm inspection

    Dear MAG 218 Residents,

    Due to some changes from DCD, the fire alarm testing will be conducted at MAG 218 Tower tomorrow on Wednesday the 18th of January 2023, between 7am and 4pm.

    Dubai Civil Defense will be on-site for a fire alarm inspection of the building. During this time, it will be necessary for the alarm sounders to function for approximately 1 minute and it can be repeated as well as evacuation messages shall be heard.


    Note for a real fire situation:

    If the Evacuation message and/or fire alarm are recurrently operating for more than 3 minutes during the test period it indicates a genuine evacuation situation and all occupants are advised to evacuate immediately.

    We apologies for any inconvenience this may cause and thank you for your understanding of the importance of conducting such tests on a regular basis.

    Greetings from Provis!

    We would like to extend our warmest greetings to you and your family during this festive season.
    We would like to remind you of some safety tips during this festive season. If you have decorated your home for the holiday, please ensure that all electrical wirings and decorative lights on your trees and throughout all your home are safe and secure. When leaving your home or going to bed, please ensure that all lights are turned off, that you disconnect lights by unplugging them from the electrical outlet, and kindly remind your children not to touch lights or electrical outlets.
    If you are planning an extended holiday, please take note of the following:
    • Shut off the water main valve. Notify us before you your trip and we will coordinate with our facilities management contractor to shut off the water valve.
    • Turn your one AC thermostat unit on at 24 degrees on each floor to ensure air circulation.
    • Keep your windows closed.
    • Provide us with a contact number where you can be reached while you are away.

    SAFE CIGARETTE DISPOSAL CAMPAIGN

    Dear MAG 218 Residents,

    Inappropriate disposal of cigarette buds over balconies and out of windows continues in MAG 218. Despite numerous community notices having been issued, the irresponsible actions of a few continue to place the entire community at risk.

    With the summer heat upon us and plants, patio furniture and clothing becoming highly flammable materials, we once again request all Residents to ensure that they practice safe cigarette bud disposal by using ashtrays to fully extinguish their buds and not to throw them off their balconies.

    If you do not have an ashtray, the MAG 218 Jointly Owned Property has bought ashtrays for you. Please drop by the Management Office on the ground floor to take one if you so require.

    COMMUNITY NOISE DISTURBANCE AT NIGHT

    Dear MAG 218 Residents,

    It has been brought to our attention that a number of Residents have complained about noise disturbance at night, with the source of noise being outside of MAG 218. Whilst we are engaging with Emaar Master Community Management to relay the complaints, we would request you as well to contact Dubai Municipality to raise individual complaints if the noise bothers you. Dubai Municipality can be reached on 800900. There is an option for lodging a complaint if you go through the menu options on the phone. You can give the Dubai Municipality operator the MAG 218 Makani (geographic locating system) number to make it easier for DM inspectors to locate the source of noise. The MAG 218 Makani number is 13312-75952. Please tell them where you believe the noise is coming from.

    It is useful to make note of the MAG 218 Makani number as it saves time when giving directions to authorities (Police, Ambulance, Civil Defence, and Dubai Municipality).

    REMINDER ON COVID-19 REGULATIONS

    Dear Residents,

    we would like to remind all Residents and their Visitors that #WeAreAllResponsible in the fight against COVID-19. This includes adhering to the following guidelines issued by local authorities:

    • Once you are in the common areas of the building (e.g. lifts, corridors, parking, etc..), a mask must be worn at all times over the face, not on the chin and not with the nose exposed. Please remember that the fine for not wearing your mask is AED 3,000 for the first offence.
    • A physical distance of 2m is required when in common areas, and this includes when waiting for the elevators. A physical distance of 3m must be adhered to when at the Swimming Pool, in the Gym, Kids Play Area and any other leisure facility.
    • There is a limit of 4 people per elevator at any given time (30% of full capacity).
    • Please use the hand sanitisers provided in the common areas.

    Non-compliance with the above will need to be reported to the relevant authorities.

    DANGEROUS CIGARETTE BUTT DISPOSAL

    We extend a public safety request to smokers throughout the tower to stop discarding lit cigarettes off balconies. A lit cigarette can ignite a fire when it lands on another balcony, which can in turn cause tremendous damage to the façade and the rest of the tower. Surely no one wants to be responsible for causing harm to 554 other families in the tower.

    Please also note that smoking sheesha or electronic sheehsa anywhere on the MAG 218 premises, including inside apartments, is not permitted. Violators will be reported to Dubai Municipality and relevant authorities.

    Your fellow community members and neighbours have a right, as do you, to safe and peaceful living in our community without the worry that someone’s inconsiderate action may cost them their property or worse.

    NO PERSONAL BELONGINGS IN COMMON AREA

    Dear MAG218 Residents,

    Kindly note that storage of personal belongings in common areas, including door mats, is against MAG218 Community Rules and therefore not permitted.

    Such items are a tripping hazard in the event of an emergency evacuation of the tower and may pose a fire risk (e.g. cardboard boxes, paint, etc..). Moreover, as part of COVID-19 precautionary measures undertaken, all floors are disinfected multiple times a day and spots can be missed if door mats obstruct the cleaning path.

    According to MAG 218 JOPD, Conduct and Common Areas (Clause 2.6): “The Owner/Occupier shall not use the Common Areas for any personal use such as dusting carpets, cleaning furniture, or displaying plants, flowers, and doormats unless permitted by the Association Manager and/or the Owners Association.”

    Residents are requested to remove all door mats and decorations placed outside their units, and to refrain from placing shoes or other personal belongings (bicycles, scooters, strollers, furniture) in any common area.

    We would like to remind all Residents that we live in a multicultural society where a pleasant cooking smell to some could be a disturbing novelty to others.

    While cooking please ensure that the following are taken into consideration.

    (1) Your kitchen hood extraction fan is switched on
    (2) Open the windows slightly (bearing in mind safety of children when windows are open!)
    (3) Never leave your cooking unattended to avoid a fire starting

    This notice is not intended to cause offence to anyone but rather to serve as a gentle reminder that we live in a community where others are affected by neighbours’ actions.

    According to MAG 218 Jointly Owned Property Declaration, Conduct and Common Areas (Clause 2.1 and 2.2):

    “Conduct and Common Areas:
    2.1 No nuisance including littering, loitering, soliciting, obnoxious or offensive activities should be carried out in an apartment/Unit or any part of the building nor should anything be done or maintained in an apartment which may be or may become an annoyance or nuisance to the building residents and guests, or interfere with the quiet usage and enjoyment of each Unit Owner and Occupier.
    2.2 Such nuisances include but are not limited to offensive noises, words, behaviour, odors, smoke, vibrations and views.”

    Dear Residents,

    The tower security has received complaints about cigarette smoke emanating from apartments and seeping into common corridors or neighbouring units. Please ensure your smoking does not affect your neighbours’ health by ensuring you smoke in the designated area for smoking in C-floor. Exposure to second hand smoke is both a health hazard and an irritation to those who do not partake in such activity.

    Moreover, it seems that some residents are once again resorting to disposing of lit cigarette butts over their balconies.

    If you are a smoker or have visitors over who smoke, please ensure you extinguish your cigarette butts safely in an ashtray. Your fellow community members and neighbours have a right, as do you, to safe and peaceful living in our community without the worry that someone’s inconsiderate action may cost them their property or worse.

    Safe Play - Community Hall

    Dear MAG 218 Residents,

    The Community Hall kids play area has been set up by the Owners Association for the benefit and enjoyment of all residents. The play are is not supervised by a full time attendant and each child must be monitored and supervised by an adult at all times. The MAG 218 Owners Association does not assume any liability that may arise out of the usage of the common facilities.

    Recently, there was a case where two young children under the age of 5 were left alone to play in the play area while their caretakers stepped outside the premises. Needless to state, this is unacceptable and endangers the children’s welfare.

    Children under the age of 12 will not be allowed into the play area unless accompanied by an adult who will stay with them throughout the duration of their stay in the Community Hall.

    We also take this opportunity to request caretakers to ensure that toys are not taken out of the Community Hall play area as these toys are intended for all to share and enjoy.

    As the play area is not supervised by a professional nanny service, we ask all Residents to watch out for the safety of our young Residents and please report any cases of unaccompanied children in the Community Hall by calling building Security on 04 447 1705.

    Notice - Rubbish and Unsightly Matters

    In the light of the recent unsightly event that occurred on the Community Floor in one of the Balcony Areas we would like to remind you the following:

    • All refuse shall be disposed properly in the garbage chute/room.
    • Do not throw large/heavy materials/hazardous refuse/unwanted furniture into the garbage chute as it may damage the refuse system. Make separate arrangements to pick up of and/or disposal of the same, if any.
    • Do not expose laundry or other items to the public view by hanging it on balconies, out windows or by any other means.
    • There shall be no dumping of ashes, trash rubbish, cigarette butts, sawdust, garbage landfill, rocks, grass and landscape cutting, solid waste, unsightly or offensive material and any type of refuse on Common Areas.

    Please be informed that due to the recent complaints regarding the reckless speed driving in the parking areas, we have installed new speed limit guideline signs which all of us should adhere to.
    We all live a fast life, eating fast food, running to and out of work and somehow we always end up running late but the scary part is someday it can end up with someone not to reach their destination ever again.

    All we have to do is to be considerate to others and stop making poor time management decisions.

    Reckless Driving in Parking Zones

    Dear Residents,

    Please observe the highest standards of safety when driving through the Podium and Basement parking areas of MAG 218. A potentially serious accident was narrowly avoided a few days ago on the podium parking driveway between a recklessly fast driver and a pedestrian walking to her car with her child. Had the pedestrian not been fully alert, the outcome for her or her child could have been disastrously different.

    The speed limit in all parking zones is 10 km/hr. Driving fast or recklessly for any reason is not worth the risk of causing bodily harm to your neighbours...

    MAG 218 - NEW EVACUATION PLANS

    Dear MAG 218 residents,

    New evacuation plans for MAG 218 have been commissioned by the MAG 218 Owners Association to ensure that they are in line with the Dubai Civil Defence 2017 Fire and Life Safety Code. A typical residential floor has two evacuation plans installed, one on each side of the lift lobby. Please take the time to analyse the evacuation diagram located closest to your apartment so that you are informed and aware of the nearest (and alternative) emergency exit to be used in the event of a fire or other incident that requires your evacuation out of the tower. A sample evacuation plan (ground floor location) picture is attached for reference.

    REMINDER: NO SMOKING IN BALCONY & STAIRCASES

    Dear MAG218 Residents,

    We would like to remind you that smoking in the non-smoking areas such as the balconies and the staircases are strictly prohibited at MAG218.

    As you will agree, smoking in the balcony and staircases does not only cause great inconvenience to other residents and draw a negative picture of the tower, but most importantly it poses a serious risk of Fire being caused by the discarded cigarettes.

    Furthermore, this act is a violation to the tower rules and anyone caught violating the tower rules will be subject to a monetary penalty of AED 2,000.00

    Smokers are requested to visit the designated smoking areas in the Common Floor of the building.

    Reminder: Residents with Accompanied PETS should use the Service Lift only

    Dear MAG218 Residents

    Please be reminded that residents with accompanied PETS shall only be allowed to use the Service Lift located near the garbage room of each floors.

    If the service lift is occupied during move-in and move out process, resident with accompanied pet may use the normal lifts and should approach the security for assistance to make sure that priority will be given to residents first to use the lift and resident with pet shall wait for other available lift to use in order to isolate the pet with other residents.

    REMINDER: NO PERSONAL BELONGINGS TO BE STORED IN COMMON AREA

    Dear MAG218 Residents,

    Please be reminded that keeping personal belongings in the common areas are against MAG218 Community Rules and therefore Not Permitted.

    According to MAG218 JOPD, Conduct and Common Areas (clause 2.6): The Owner/Occupier shall not use the Common Areas for any personal use such as dusting carpets, cleaning furniture or displaying plants and flowers unless permitted by the Association Manager and/or the Owners Association.

    Owner/Tenant shall only store their personal belongings inside their respective apartments.

    The management staff/attendant has the rights and shall remove and dispose any personal items found kept in the common areas.

    REMINDER: UNAUTHORIZED PARKING

    Dear MAG218 Residents,

    On behalf of MAG218 Interim Owners Association of MAG218 TOWER, we would like to remind you all to park your car in the allocated car space registered for your apartment only.

    According to MAG218 Tower Rules and Regulations, Clause No.2, “Conduct & Common Areas” [Section 4.1 Parking] States that Owner/Occupier shall park their vehicles in the designated parking spaces that are allocated to his/her unit only.

    Direction for Association Constitution, issued in accordance with Law No. (27) Of 2007 Concerning Ownership of Jointly Owned Properties in the Emirate of Dubai, Part (11), Community Rules, (87), states that: The community Rules must be observed by all Owners and Occupiers, who must also ensure that their guests and visitors observe them.

    Please note that any violation of the parking policies may result in the immediate towing of the vehicle at the vehicle Owner’s expense.

    Furthermore, violations to parking rules will be reported to the Local Authorities for further action.

    MAG218 COMMUNITY NOTICE: PROPER DISPOSAL OF GARBAGE

    Dear Residents,

    Proper disposal of garbage is relevant in preserving the tower and health of its residents. In connection to that, kindly read the following rules with regards to proper management of your garbage;

    1. Dumping of waste and any type of refuse or filthy materials/items in the common areas are strictly prohibited.

    2. Disposal of large and/or heavy items are the responsibility of the occupants at their cost. Occupants should arrange for the removal of all such heavy items from the building.

    3. Usual household garbage should be properly packed in a waste bag, tied it and dispose it properly in the designated garbage chute in your floor.

    Please do not leave any garbage in the Garbage Room Floor as it will emit bad odor, will invite pest and will cause inconvenience and health issues to you and your neighbors.

    Inappropriate management of garbage will have a corresponding consequence for the health and safety of the tower and the occupants as a whole.

    Please be guided accordingly and let us help each other to maintain the cleanliness in our community.

    MAG218-Parking Entrances Safety Mirrors

    MAG218- Donation Boxes

    Dear Residents,

    We have setup donation boxes for used (but good condition) clothes, toys, shoes, bags and books. Kindly note that separate boxes are available for ladies', gents' and children's clothes. The donation boxes are located on the ground floor, next to the FM/Management Office.

    The donation boxes will be stationed there until the end of January 2018 at which point the collected items will be dropped off to Emirates Red Crescent.

    RE: Notice: Smoking in the Balcony and Proper Disposal of Cigarette Butts

    Dear MAG218 Residents,

    We would like to remind you that smoking in the non-smoking areas such as the balconies and the staircases are strictly prohibited at MAG218.

    We received numbers of complaints that there has been a broad ignorance of this rule and that the residents on your lower floors has been affected by this inappropriate and hazardous behavior such as cigarette butts being thrown and found on their balconies everyday which is very offensive and put other resident’s life in danger due to this selfish act.

    As you will agree, smoking in the balcony and staircases and not properly disposing of your cigarette ashes and cigarette butts does not only cause great inconvenience to other residents and draw a negative picture of the tower, but most importantly it poses a serious risk of fire being caused by the discarded cigarettes.

    On behalf of the Interim Owners Association of MAG218 we request that you visit the designated smoking areas in the Common Floor of the building or dispose of your cigarette ashes and cigarette butts in the ashtray when smoking in your balcony.

    Please help us maintain the cleanliness, order and safety in your community and be considerate to other residents.

    Attached are some of the photos submitted by residents from 3rd and 30th Floor, if one of those is yours then this letter is for you and we would request with utmost importance to dispose off your cigarette butt properly and do not smoke on your balcony.

    We hope that this letter will not cause offence to you rather a gentle reminder, if you do not smoke and not the one causing this mess please disregard this notice.

    Notice: Throwing Objects/Substances off Balconies and Windows

    Dear MAG218 Residents,

    It has come to the attention of Building Management that owners, tenants and/or guests are continuing to throw objects and substances, including cigarette butts off the balconies.

    The most recent incident of an object thrown through one of the windows above the pool deck area was very alarming and not to mention life threatening.

    Please refer to section 8.4 of the Jointly Owned Property Declaration Community Rules; "There shall be no dumping of ashes, trash rubbish, cigarette butts, sawdust, garbage landfill, rocks, grass and landscape cutting, solid waste, unsightly or offensive material and any type of refuse on Common Areas”.
    With recent incidents the object/s and substance/s that have been thrown off balconies and/or windows have landed somewhere, and therefore has the potential to cause more damage and serious harm to the residents on the lower floors. This behaviour is impacting on the safety and wellbeing and the enjoyment of adjoining levels below.

    All owners, tenants and guests of MAG218 Tower have a responsibility of care for fellow residents.
    Building Management will be monitoring this situation carefully and in conjunction with our security, neighbouring buildings, the Police and we will be using all our resources including CCTV.

    Dear MAG 218 Residents,

    In light of the recent high-rise tower fires in our community we are taking proactive measures to be fully prepared for any events that may require a full scale evacuation of MAG 218.

    Ensuring safety of all residents is our primary concern and to that end we ask that you cooperate with building management and security by filling out the revised Resident Contact Details Form. Security team members will be delivering the new forms to individual apartments over the next few days. Forms are also available at the reception. The security guards will speak with each resident to make note of any mobility assistance requirements you may have in the event of an evacuation. It is essential that you disclose the accurate number of occupants in your apartment in order for us and the local authorities to be able to conduct accurate headcounts in the event of an evacuation. Please also detail alternate emergency contact details in the event of a situation within your apartment that requires an immediate response and you are not reachable.

    From mid-September onwards we will be conducting a series of Safety Awareness Workshops that will cover subject matter such as what practical actions to undertake in the event of a fire, how to operate fire extinguishers and other safety-related workshops (e.g. home contents insurance options). If there are additional topics you would be interested in having addressed, please do share your thoughts with us.

    On behalf of the Interim Owners Association of MAG218 TOWER, we would like to highlight the following in regards to the proper use of the Community Wall.

    1. For all your future postings regarding any sale or whatever gathering information you need from other MAG218 residents please leave your contact number or e-mail address in order to avoid communication through the community wall (where all residents get copied in). That way you will avoid mail spamming all other users of the community wall.

    2. Posting any activities implying to leasing or subletting not done through proper channels is an illegal activity as per UAE law.

    3. Using offensive language when posting to fellow MAG 218 residents, employees or affiliates is not acceptable under any circumstances. Such behavior is against the tower community rules and against UAE decency laws.

    4. Please note that any violations of the above may result in My Community account deactivation in order to ensure the continued enjoyment of the prescribed use of the My Community portal.
