Please note that an internal Emergency Evacuation Drill (fire drill) will be conducted on Thursday, 8th May 2025 at 10:30 AM
During the drill, the fire alarm will sound throughout the building. We kindly request the full cooperation of all residents, retail tenants, staff, and contractors in participating in this exercise, which is an important opportunity to familiarize yourself with the building’s emergency evacuation procedures.
Enclosed with this notice is the Emergency Evacuation Procedures (Emergency Action Plan) for Limestone House. We strongly encourage all occupants to review the document carefully and take note of the nearest emergency exits from your apartment or location.
If you or anyone in your household or team has special needs or mobility restrictions, please complete and return the attached Emergency Evacuation Information Survey to help us plan appropriately.
Please note the following during the drill:
• Elevators will not be operational.
• Occupants are required to use the nearest emergency exit staircase to exit the building. (Please note: Due to pressurization of the staircase during the drill, the doors may require additional effort or a firm push to open.)
• Entry to the building will be restricted for all occupants, visitors, and vehicles until the drill is officially concluded.
• Contractors present on-site are also required to participate and evacuate.
• The fire drill is expected to last approximately 45 minutes.
• Re-entry will be permitted only after confirmation from the Incident Coordinator.

Please be informed the façade and high-level glass cleaning will commence from Tuesday, 15 April 2025 and anticipate to finish by 12th May 2025. The timing will be from 7AM to 5:30 PM.
For privacy reason, occupants are advised to keep their window curtains / blinds closed. If any items are kept in your balcony, please ensure to have them moved in or have them properly covered.

Appointment of In-Unit AC Servicing Provider – Healthy Home Technical Services LLC

Please note it is mandatory to schedule the in-unit AC servicing. The service includes two minor and one major visit per year, scheduled once every four months over a 12-month period.
After each visit, a service report will be shared for your acknowledgment and signature. Should any additional observations be noted during the servicing, they will be recorded in the report, and a separate quotation will be issued by Healthy Home for the required rectification or replacement.

The in-unit room temperature possible in the building shall be within the range of 22 to 24 degree. While you are away or travelling, it is recommended to keep your AC set to 24°C to maintain indoor air circulation.

Contribution Box for Building Staff.

Based on the requests received, we have arranged for two contribution boxes, one placed at the ground floor reception and the other at the first-floor reception.
These contribution boxes have been set up for residents who wish to extend their appreciation to the building staff. The collected amount will be equally distributed among all staff members, including security, cleaning, concierge, and maintenance staffs. The distribution will take place twice a year—at the end of Ramadan and on the 31st of December.

Installation of PICVs by Empower

Dear Occupants,
As part of Empower’s upgrade to the building’s chilled water supply, Pressure Independent Control Valves (PICVs) will be installed in the Energy Transfer Station (ETS). This installation will take place between Thursday, 27th February 2025, and Friday, 14th March 2025.
During this period, there may be temporary cooling disruptions while the PICVs are being installed. However, Empower has assured minimum chilled water flow will be maintained during this period to ensure continued cooling. This upgrade is essential to optimize chilled water demand management and enhance overall system efficiency.

Dear Occupants
Further to the notice issued on 14 February and the subsequent reminder issued on 19th February 2025, we wish to remind again on the following disruptions that shall be happening both today and tomorrow due to the ongoing annual PPM of the building electrical MDBs and ATS panels.
During the PPM that is scheduled for today and tomorrow, the power in the common area and the AC will be off for 4 hrs. Please refer the attached schedule for the exact timing. The lifts on any one side will remain off for one hour.
24 February 2025, Monday (all cores)
Common area power & AC will be off for 4 hrs, and One side lift in Core A, B & C will not be operational for one hour. Refer the timing mentioned in the schedule.
25 February 2025, Tuesday (all cores)
Common area power & AC will be off for 4 hrs, and One side lift in Core D, E, F, G & H will not be operational for one hour. Refer the timing mentioned in the schedule.
Water Disruption: Due to the electrical power shutdown in the basement there will be water disruption on the below date and time.

Affected Areas: All residential & retail units

Please be informed that the Annual Planned Preventive Maintenance ( PPM ) for the electrical MDBs and the ATS Panels in the building will be carried out during the below period.
PPM Schedule : Thursday, 20 February 2025 to Wednesday, 26 February 2025
While carrying out the PPM, there will be power disruption in the relevant cores for a maximum of 2 hrs. The duration and timing for the floorwise power disruption in each core is mentioned in the attached schedule.

Update on Noise Complaints & Actions Taken.

Dear Residents,
We would like to update you on the recent steps taken regarding the complaints received about construction noise from the adjacent building and entertainment noise from nearby retail establishments.
Construction Noise Complaint
A formal complaint was registered with DDA (Dubai Development Authority) on 4th February 2025 regarding the noise disturbance caused by construction activities. The matter is currently under investigation. When followed up, it was mentioned DDA will be following their standard process when a complaint is reported, and the required action will be taken if any violation is noticed.
Entertainment Noise Complaint
Following concerns raised about loud noise from the Jazz Avenue event, a complaint was submitted to DET (Dubai Economy & Tourism Department) on 31st January 2025. DET then assured that an officer will be sent to investigate the issue.
After the complaint was submitted, a DET officer reached out and requested to be informed when the noise disturbance occurred again. To assist with the investigation, the officer’s contact details were shared with the unit owner of Apt. 2D4, who initially raised the concern. Please note that each complaint is assigned a different officer, so the point of contact may vary.
We appreciate your patience and cooperation as we work to address these concerns. We will continue to follow up with the relevant authorities and provide updates as necessary. -

Dear Tenants,
Kindly find below communication from the DIFC master Community.
We refer to the various correspondences over a period of time on the matter of noise disturbance reported by your Owners and Occupiers directly to DIFC. This direct approach to DIFC by your residents is counter-productive and there is already reporting protocols with due process in place. Notwithstanding and as DIFC are linked to all Dubai Authorities, please be rest assured that we are coordinating with all the respective authorities in relation to proven non-compliance of the regulations.
As indicated in our earlier guidance, your Building is an independent entity operating under its own By-Laws. In turn, the relationship between the Building’s Body Corporate and Manager towards its Unit Owners and Occupiers includes being their representative and to perform the related functions on their behalf (ref: MCD Article 6.3).
As such we request that you undertake your role as representative to remind the related parties in your Building to direct their enquiries and requests through the Body Corporate and via the offices of the Principle Body Corporate Manager.
Consequently, enquiries and requests including complaints from Limestone House representatives, shall be handled as per your Building’s Strata By-Laws accordingly and where necessary escalated to the relevant Authorities and/or the Master Developer as applicable, through the provided channels.
In the cases of non-compliant activities where the responsible party has failed to satisfy your complaints, escalation relief is available as follows:
Construction & Fit Out Noise/Disturbance: Complaint escalations to be directed by the Body Corporate to the DDA as the enforcing authority whom issued the NOC/Permit to Work for the Fit-Out project.
F&B Matters & Entertainment Noise/Disturbance/noncompliant activities: Complaint escalations to be directed by the Body Corporate to DET (formerly DTCM) as the enforcing authority whom issued the Entertainment Licence. If related to alcohol, to escalate to the Dubai Police whom issued the Alcohol Permit to the establishment.

Dubai Run 30x30 - 24th November 2024 (Sunday)

Ahead of the Dubai Run 30 X 30 taking over Sheikh Zayed Road on Sunday 24 November, we would like to provide you with the relevant authorities shared information about the road closures around DIFC.
Managed by the Roads and Transport Authority (RTA), Dubai Police and Link Viva, the licensed service providers of The Department of Economy & Tourism (DET), road restrictions and closures will happen along Sheikh Zayed Road, Sheikh Mohammed Bin Rashid Boulevard, Omlaat Street, Sukook Street, and Al Boursa Street.
Exact timings for road restrictions and closures will be under the control of RTA and Dubai Police. However, similar to last year’s event, Sukook Street through to Al Boursa Street are expected to close to vehicles starting from 3.00am until 10.00am on Sunday 24 November. Please see the attached Link Viva communication and Road Closure Route Map for reference.
We are advised by the organisers that:
1. Residents will be able to enter the community until 3 am, and exit for the buildings overlooking SZR using the back road that has special access created for them, as indicated on the attachment below, if they were using the southbound side of Al Sukook, we are aiming to reopen all roads at 10:00hrs in the morning, we will shortly be sharing community comms with you.

We wish to advise you that the annual City Half Marathon will this year be taking place on Sunday, 27th October 2024, leading to transport restrictions along DIFC’s perimeter roads.
This event will start in front of DIFC Gate building and circles around the community. Accordingly, we are sharing the attached routing details from the organizers for your information and consideration:
We understand that the setup is the same as last year and therefore the following applies:
The race is scheduled to start at 06:15AM in three phases and demobilization of the traffic restriction measures is expected to have commenced by 10:00AM.
Traffic management during the event will mirror last year’s arrangements where vehicles will have restricted access to one lane in some sections of the route starting from 3:00 am**. Similarly, appropriate safety measures will be in place during the event, as listed below:

Heavy Drilling for Anchoring New Lift Installation (2 units).

Please be advised that the retail contractor is currently working on providing the anchoring provision to install the enclosures for two new lifts beside the retail entrance on the ground floor.
Since this work involves anchoring on the core wall, it will require heavy drilling. The retail contractor is instructed to conduct the heavy drilling only between 10am and 4pm.
The work for the lift installation on the ground floor is expected to be completed by the end of this month. Once the ground floor inspection is completed by DDA, it would take an additional two weeks to provide the anchoring for the lift enclosure at the podium level.

We have been continuing to receive requests from the existing EV users in the building to consider installing an additional Electric Vehicle (EV) charging unit in the building.
In response to this demand, this notice is issued to conduct a survey in order for the building committee to make an informed decision whether it is necessary to provide an additional EV charging unit apart from the one that is currently in operation. Your input is crucial in helping the Building Committee make an informed decision.
Additionally, we aim to gather insights on how many residents are planning to transition to EV vehicles in the near future. Your responses will enable us to assess the anticipated demand for EV charging facilities.

General Communication to residents travelling during summer.

As the summer season approaches, many of you may be planning extended trips outside the country. Prior to leaving, please take note of the below preventive measures to be followed to mitigate any adverse damages to your apartment while you are away.
The precautionary measures are listed below.
1. Ensure that the FCUs for the units are serviced and the condensate drains are properly cleaned to avoid overflow of condensate water on to the ceilings leading to ceiling collapse and flooding on floor.
2. Ensure the FCUs are left switched ON at 23 degree C to ensure ambient temperatures are maintained.
3. For units which have modified their windows with openable windows, need to ensure that the windows are closed airtight, to avoid infiltration of external air during peak summer.
4. Any planters or furniture’s placed in the common areas must be cleared from the lift lobbies.
5. No indoor planters have to be shifted to the common areas.
6. DEWA water supply to the units has to be turned OFF.
7. Water in the water heaters must be drained and the Power Turned OFF
8. Floor Drains have to be ensured to have proper gasket with screws for the cover to avoid breading of pest / flies as the drains go dry when not used for long period.
9. Provide Emergency contact numbers for arranging access in case of any emergencies.
10. Ensure that the Insurance is valid / Renewed.
11. We recommend a Pest control Treatment to be done (Optional)
On Return.
12. Once the DEWA water is turned ON, all the washrooms should be flushed, drains have to be filled with holding water.
13. Water heaters have to be filled before the power is turned ON.
