With this, we would like to inform you that our current system Urbanise-My Community is now on the final stage of migrating to the new software and will no longer be active until tomorrow 31 December 2021.

Subject: Dubai Municipality Advisory: FINES for misuse of balconies
Posted on: 28-12-2021Dear Residents,
In line with #DubaiMunicipality’s keenness to raise the community’s awareness of the requirements and standards for a sustainable environment, it urges all UAE residents to avoid distorting the city’s general aesthetic and civilized appearance.
Dubai residents have been urged to maintain the aesthetic appearance across the city and not misuse their apartment balconies. Please be reminded to follow the below practices to ensure using balconies does not become a civic issue or eyesore.
Fines for misusing balconies can range from Dh500 to Dh1,500 depending on the size of the balcony.
Misusing balconies
• Hanging the laundry on the balcony or the window.
• Throwing cigarette butts or scattering ashes from balconies.
• Throwing waste from balconies.
• Flowing water down while cleaning balconies or letting the air-conditioning water spill.
• Feeding birds, as they will leave their droppings in the place, and it may disturb the general appearance.
• Installing satellite dishes or any other type of antenna on balconies.

What is the Owners’ Committee?
The Owners’ Committee will be appointed by RERA and can consist of up to nine owners, who will represent the collective body of all owners of the community. The Committee will play an advisory role in the day-to-day running of the project.
How can I apply as an Owners ‘Committee?

The application enables property owners to access their properties through a real estate wallet that provides them with information about the current prices of their properties, rental return, service charges.
Who can be on the Owners’ Committee?
In accordance with Article 22(c) Law 6 of 2019 Concerning Ownership of Jointly Owned Real Property in the Emirate of Dubai, a member of an owner committee must: be of full legal capacity; be an Owner residing in the Jointly Owned Real Property; be of good character and repute; paid approved service charges or any charges approved by RERA; attend and actively participate in the meetings of the Owners Committee. If at any time a member of the Owners’ Committee fails to satisfy the above requirements, that member will no longer be eligible to be in the Owners’ Committee and that owner’s membership may be terminated by RERA.

The National Center of Meteorology has forecasted “A chance of convective clouds formation associated with rainfall and fresh winds and strong at times with speed of 45 km/hr expected, causing blowing dust and sand reducing horizontal visibility over some Eastern areas from 5am on Sunday, October 3, to 11pm on Monday, October 4.”, as per NCM.
With this, we advise all residents to take precautionary measures against possible strong winds brought by the rainy weather.

Please be advised that the External Façade Glass Repair Works of Concorde Tower will commence on Thursday, 9th August 2021 (subject to weather conditions). The working hours will be from 7:30 am to 6:00 pm. The repair works will take approximately 30 days to complete (subject to weather conditions).
During the repair works, we advise that you do the following:
• Lock the balcony doors and windows
• For privacy, keep your curtains/blinds closed
• For safety and security reasons, remove any item from your balcony that may be damaged by water
• The contractor might require access to balconies in some apartment, kindly assist them

DMCC Notice - Bicycle Clean Up in JLT
Posted on: 02-05-2021Dear Concorde Tower Residents,
Bicycles that have been parked within the DMCC Master Community Parking Structures or in non-designated areas within the Master Community, that are either damaged or abandoned, without any regular movement are considered as an obstruction for the cleaning operation, a health and safety risk and also negatively impact the appearance of the Master Community.
To address this issue and in compliance with Dubai Municipality Local Order No. (11) Of 2003, Article 60 and DMCCA’s Master Community Declaration May 2020, Section-7, that bicycles placed within the DMCC Master Community Parking Structures or in non-designated areas must be removed by close of business on Wednesday– 12 May 2021.
After this date any abandoned bicycles will be collected by DMCC onsite team and disposed appropriately.

Concorde Tower - Fire Alarm Testing on 25.04.2021 (Sunday)
Posted on: 21-04-2021Dear Concorde Tower Residents,
Please be advised that on the date and time indicated below, authorized personnel from the Fire Alarm System maintenance service provider will be on site to perform fire alarm inspection (Sounders & Output Testing). During this time, the alarm sounders will be activated for several minutes as well as repeated evacuation messages shall be heard. This will be repeated during the testing period multiple times.
Date of Inspection: 25th of April 2021 (Sunday)
Time of Inspection: 09:00 AM to 05:00 PM
While these activities are currently in progress, we request all residents to provide their full cooperation, and to be patient while scheduled fire alarm tests will be executed from time-to-time.
In case the access to your apartment is required, please do cooperate and aloe the service provider to do the needful. These inspections are required by the local fire marshal, fire codes, DCD and national standards. With your help, we can get the required inspection done with as little as possible discomfort to you.
Note: If the sounders are operating for more than 5 minutes continuously during the test period and if the ‘Evacuation Messages’ are activated, then this is a genuine evacuation indication and all occupants must follow the evacuation procedures immediately.

Concorde Tower - DEWA WATER SUPPLY SHUTDOWN NOTICE

Please note that DEWA has scheduled water supply shutdown due to allow DEWA (Network Audit Team) to carryout Network Audit activity in Jumeirah Lake Towers (JLT) - Al Thanyah 5th on Monday, March 8th, 2021 from 08.30am to 11.30 am & Monday, March 15th, 2021 from 08.30am to 11.30 am.
The Water Supply Shutdown is scheduled on Monday, March 8th, 2021 from 08.30am to 11.30 am & Monday, March 15th, 2021 from 08.30am to 11.30 am.

Please be informed that the drainage line and sewage tank cleaning at basements of Concorde Tower will continue on the following date and time:
March 1, 2021 –Monday from 09:00 PM onwards.
Important Note:
During the cleaning process, slight sewerage/drainage smell might be present within Basement area. We apologize for any inconvenience caused by this cleaning activity.

Dear Owners & Residents,
In line with Dubai Health Authority to ensure safety of each and every individual, their families and the communities as whole, Mansions Owners Association Management would like to remind some of the COVID-19 guidelines to be followed and exercised at all times.
Apart from the regular safety measures that people have been taking for a year now such as wearing mask, maintaining social distance, the UAE has rolled out a massive nationwide vaccination campaign, offering the Covid-19 vaccine to residents and citizens for free. Now, we all must do our part in supporting the government's efforts in trying to keep everyone safe.
To protect ourselves and everyone in the community, here are some key points to remember even if you are vaccinated:
• All residents including children must cover their nose and mouth with masks and maintain social distancing at all times for everyone's safety.
• If you are using the building elevator, limit to two persons at a time and keep a safe distance from the elevator door and for those exiting. Avoid leaning on the sides of the elevator.
• When using your community amenities, limit your time spent to the recommended slot and adhere to the occupancy numbers as mentioned at the amenity.
• At swimming pools, gymnasiums or sports courts, please wipe down your personal items and gear before and after use.
• Community amenities are exclusively for residents’ use only.
• When using the community mosque or prayer room, please leave an empty row from the next person. Also, please use your personal prayer books and mats.
• When walking your pets, please dispose of dog waste/used items in bins provided and clean up after your pet at all times.
• It is recommended to avoid contact sports or activities. Also, keep noise levels to a minimum to avoid disturbances.
• Discard used items in the bins provided and do not litter.
• Follow hygiene tips such as coughing into your elbows and not your hands.
• Residents found to be violating the safety precautions may face fines from local authorities.
• It is important to follow hand hygiene practice, we urge all residents to practice hand hygiene measures and stay tuned to tips and recommendations from the local government. Thank you in advance for your understanding and cooperation.
• In the event that you come in close contact with a COVID-19 positive individual, please follow the protocols determined by the local authorities and observe the mandatory ten days of home quarantine.

The chutes will be closed during the mentioned time. For the duration, we request the residents to leave your securely tied garbage bags on the floor of garbage room for collection.

IMPORTANT NOTICE: CONCORDE TOWER : 2020 Quarter 3 - Service Charge Invoice
Posted on: 18-11-2020Dear Unit Owners,
Mansions Management is pleased to inform that Concorde Tower 2020 Q3 Service Charge Tax Invoice, covering the period October 01, 2020 to December 31, 2020 is now issued through Mollak. The payment due date is December 16, 2020.
An email and a text notification is sent to all owners from "Dubai Land Department" or "ERES" (the software developer of the new Mollak system). You will be able to download your Service Charge Tax Invoices through the notification. It is important to note that Dubai Land Department will only send notifications to the registered Unit Owners. For further information regarding the new Mollak system, please visit https://mollak.gov.ae. You may also refer to the attached document “Mollak Invoice - General Information – Concorde Tower” to find out about important changes in 2020 Mollak invoices.
If you did not receive your invoice and need further clarification, please don’t hesitate to contact us at customercare@mansions.ae.
The payment instructions and options are attached herewith for your reference. Please be reminded to send us the transaction details once you pay the service charge through bank transfer or deposit, for reconciliation purposes.
