    Property Maintenance Guide

    Posted on: 19-11-2021

    We are often asked about property maintenance responsibilities in a Body Corporate.

    In Queensland, it is not as straightforward and depends on the land titling structure and where the item is located, which requires maintenance.

    Attached is a guide that we hope you find helpful if you find yourself asking this question.

    Dear Owners,

    From 1 January 2022, landlords must install interconnected smoke alarms in residential rental properties.

    If you are an owner-occupier, you must install interconnected smoke alarms by 2027.

    Please visit the website below for great information on this;

    COVID-19 Update 1 April 2021

    Posted on: 01-04-2021

    Dear Owners,

    From 12 noon 1 April 2021 to 12 noon 15 April 2021 restrictions have been eased for Greater Brisbane, and apply to all Queensland.

    Movements and gatherings:

    - You can leave your home for any purpose.
    - You can travel anywhere in Australia (please note parts of Queensland have been declared a hotspot
    by some other states and territories and restrictions on travel may be in place).
    -You can have up to 30 people gather in your home. This number includes those who live with you.
    - One person per 2 square metres for all indoor businesses, including places of worship and
    nightclubs (both seated) and gyms.

    Face masks — coronavirus (COVID-19):

    Face masks must still be carried at all times when a person is outside their residence. They must be worn outdoors when social distancing is not possible, and on public transport, in a taxi or rideshare. Masks must be worn in all indoor spaces (except the home), such as the supermarket. A person may remove a mask for eating and drinking.

    There are some exceptions to face masks found in the link below;

    https://www.qld.gov.au/health/conditions/health-alerts/coronavirus-covid-19/protect-...

    Facemasks are to be worn in internal Common Property Areas e.g Hallways, and meeting rooms, as the exemption only applies to a private residence.

    Face Masks must be worn in indoor recreational facilities and gym (except if doing strenuous exercise*)

    *Strenuous exercise is exercise in or above the aerobic zone including high-intensity interval training, cycling, running.

    Face masks do not need to be worn in a Sauna.

    It is strongly recommended you wear a mask when outdoors if you are unable to stay more than 1.5m distance from other people, such as busy walkways and thoroughfares.

    The QLD roadmap to easing can be found in the link below;

    https://www.covid19.qld.gov.au/government-actions/roadmap-to-easing-queenslands-rest...

    We have attached a document on this if you wish to distribute it to your property manager or tenant.

    We wish you a lovely Easter break.
