Fire Alarm & Fire Fighting Testing

In line with Dubai Civil Defense (DCD) requirements, there will be fire alarm & firefighting testing carried out at Bayswater by Omniyat. This will be carried out floor-wise.
During this time, the Fire Alarm will be activated followed by a Global Evacuation Message throughout the entire building on repeated occasions.
This testing will be carried out as per the below schedule.
Date: Saturday, 20 August 2022 to Sunday, 21 August 2022
Time: 6:00 AM to 06:00 AM (whole day)
During this testing, no action is required to be taken by the Tenants and Owners. You may continue to remain in your unit.

Thermal Scanning

In line with directives received from the Department of Economic Development, Government of Dubai, Thermal Scanning at Entrances to the building will be discontinued.
We would like to reiterate to all occupants including your visitors/guests to continue to take the below prevention measures in the building in order to reduce the risk of spreading COVID-19.
• Medical face masks or cloth face coverings must be worn at all times inside the building and common areas, including outdoor spaces. Use it to completely cover your nose and mouth. Security will not permit anyone to enter the building without having the face mask correctly worn.

FLOODING - RISK REDUCTION
Posted on: 19-10-2020Dear Owners & Occupants,
Further to earlier communication on subject, we would like to remind all Occupants of the building of the flooding risk reduction measure to be taken.
With a view to reduce the risk of flooding due to broken wash basins, shutoff/ health faucets or other plumbing, we advise Unit occupants to take the following measures:
1. Permanently remove the cover of the floor drain inside washrooms / Pantry’s as shown in the picture below. This will ensure that any water leakage will drain itself through the floor drain and will reduce the flow inside your office / floor or to any of the units below.
2. Health Faucets / Shutoff’s typically account for the largest number of leakages and becomes a larger issue when the office is unattended during holidays and after office hours. We would advise to close the valves for the Health Faucets / Shutoff’s installed in the washrooms while leaving the office for the day. This can be done by turning the valve manually.

Fire Annual Maintenance Contract - Reminder

This is a reminder to our earlier communication with regards the Fire Fighting / Fire Alarm / Emergency Lighting Systems inside your respective Office / Retail units.
As per Dubai Civil Defense (DCD) regulations it is mandatory to have maintenance for the Fire Fighting / Fire Alarm / Emergency lighting systems. DCD recommends that the AMC be carried out by the same contractor managing the Common areas of the building as the Fire Panels within each Unit are connected to the Main Panel of the Building. This is the part of building safety and the key responsibility of the Occupant of the Unit. (Owner/Tenant).
Please also ensure that your Main and any other Emergency Exit Doors (in case controlled through Electronic Access Control) automatically opens in case of a Fire Alarm activated either from inside your Office or the Building. Do also ensure that your Office Fire Panel is connected to the main building panel.
Vision Safety LLC is the appointed contractor for the maintenance of the Fire Alarm / Fire Fighting Systems of the common areas of the building. Car Park Access Card Misuse

The Car Parking Access Cards work on an Anti-Pass back system that are to be used in a specific sequence (1 Entry and 1 Exit). It has come to our notice that Car Parking Access Cards are being misused by some to gain access for multiple cars wherein the Cards are being swiped without exiting the car and then again to allow the second car to enter.
We would like to highlight that this violation is being monitored by the Security Team and any misuse of the system will be reported to the authorities as well result in the Access Card being revoked and deactivated permanently.

Should you have existing valid contracts with other Contractors, please continue with them until they lapse.
As of 25 February 2020, NOC’s are being issued subject to receipt of valid Annual Maintenance Contracts (AMC’s) and Undertaking Letter from your AMC Contractor that all systems are working and fully compliant to DCD regulations.
Vision Safety has carried out and will continue inspections on compliance and will report the findings to Dubai Civil Defence. You are hereby requested to allow them to carry out the necessary inspections inside your unit and to have any issues resolved through your Contractor / Vision Safety.

Elevator Etiquette
Posted on: 21-03-2020Dear Valued Owners & Occupants,
Further to risk reduction measures already being taken by Building Management, we request your co-operation to follow the below during your travel in the Elevators of the Building.
• Limit the occupancy of Elevators to a maximum of 6 persons. Please take the next elevator if there are already 6 people on board. Those already in the Elevator may kindly request that others do not come in if already occupied by 6 Passengers.
• Please avoid all conversations inside the elevator.
• Keep a safe distance from each other.
• And please follow good respiratory hygiene by covering your mouth and nose with your bent elbow or tissue when you cough or sneeze and dispose the used tissue immediately.
We understand this will cause a certain amount of delay but is in everyone’s interest to support at this time.

COVID-19 - Precautionary Building Operation Measures
Posted on: 19-03-2020Dear Esteemed Owners and Occupants,
To further augment measures already in place, Building Management has begun to undertake Thermal Scanning of those accessing the building from the Main Entrances. Those using the Main Entrances are requested to cooperate with Security staff. Some access points at the Ground Floor may be closed off to restrict access to certain doors only.
From a logistical perspective we are unable to provide this facility at all Access Points at other floors. Those wanting to have a Thermal Check are requested to contact the Reception desk. We once again request that individual offices undertake Thermal scanning for their staff at the respective offices itself on a daily basis.
Additionally, Security and Reception Staff have been advised to screen all visitors and allow them to the building only if they have a confirmed meeting with the Occupant. They may be required to confirm their appointments once they arrive at Building Reception.
We once again would like to highlight the need for Elevator Etiquette. Kindly avoid conversations and over crowding within the Elevators as much as possible.

COVID-19 - Work Place Risk Reduction Recommendations
Posted on: 18-03-2020Dear Esteemed Owners and Occupants,
Further to earlier communication, we recommend further measures to reduce risk within the work place.
1. Elevator Etiquette. Avoid conversation as much as possible. Avoid over crowding of elevators.
2. Enhance Staff and Visitor Screening. All Offices are advised to check the Temperature of your Staff on their arrival in the morning on a daily basis.
3. Develop an Infectious Disease Preparedness and Response Plan - Plans should consider and address the level(s) of risk associated with various worksites and job tasks
4. Implement Basic Infection Prevention Measures – Sanitization, Stay Hydrated, Encourage workers to stay home if they are sick, Encourage respiratory etiquette, including covering coughs and sneezes.
5. Providing resources and a work environment that promotes personal hygiene. For example, provide tissues, no-touch trash cans, hand soap, alcohol-based hand rubs containing at least 60 percent alcohol, disinfectants, and disposable towels for workers to clean their work surfaces.
6. Provide customers with tissues and trash receptacles, Discourage workers from using other workers’ phones, desks, offices, or other work tools and equipment, when possible. Maintain regular housekeeping practices, including routine cleaning and disinfecting of surfaces, equipment, and other elements of the work environment.
7. Develop, Implement, and Communicate about Workplace Flexibilities and Protections. Minimizing contact among workers, clients, and customers by replacing face-to-face meetings with virtual communications and implementing telework if feasible. Establishing alternating days or extra shifts that reduce the total number of employees in a facility at a given time, allowing them to maintain distance from one another while maintaining a full onsite work week. Discontinuing nonessential travel to locations with ongoing COVID-19 outbreaks. Regularly check CDC travel warning levels.
8. Develop Policies and Procedures for Prompt Identification. Screen all Staff on a Daily basis – Prompt identification and isolation of potentially infectious individuals is a critical step in protecting workers, customers, visitors, and others at a worksite. Inform and encourage employees to self-monitor for signs and symptoms of COVID-19 if they suspect possible exposure, Develop policies and procedures for employees to report when they are sick or experiencing symptoms of COVID-19.
9. Providing workers with up-to-date education and training on COVID-19 risk factors and protective behaviors (e.g., cough etiquette and care of PPE).
10. Provide PPE (Personal Protective Equipment) to front desk and other high risk Staff. Such as Masks, Gloves etc.

Precautionary Building Operation Measures To Prevent The Spread Of COVID-19 Virus
Posted on: 16-03-2020Dear Esteemed Owners and Occupants,
In light of the COVID-19 global outbreak, we have implemented a range of precautionary measures and enhanced our sanitation and hygiene standards across the Tower over the past few weeks.
We confirm that these measures are in alignment with the protocol and guidance issued by the Dubai Health Authority and UAE Ministry of Health and Prevention, as our priority remains the health and safety of our occupants and Tower as a whole.
In summary, our measures include the following increased cleaning and hygiene practices within common areas of the building;
• Detailed Cleaning – all surface areas are being cleaned frequently using disinfectant washes suitable for eliminating the infected areas as approved by the Dubai Municipality. These areas include washrooms, door handles, reception desk surfaces, turnstile and Elevator buttons (outside and inside). Additional staff have been mobilized specifically for this purpose.
• De-activation of Biometric Access Points – buildings that are fitted with Bio Metric scanners have been deactivated to minimize the risk of cross infection.
• ID Verification for Visitors – Visitors are no longer required to hand over their ID Cards for verification at Reception lobbies. Visitors only need to display the ID Cards to the Reception desk staff.
• Building Ventilation – fresh air and extractor air circulation within the building has been increased, and air conditioning filters are being cleaned and disinfected frequently.
• Facilities Maintenance Staff – All facilities maintenance staff are screened for body temperature at their accommodation before leaving to work at their respective premise.
• Staff Health & Safety – All facilities maintenance staff are being provided with the necessary briefings, guidance and information on maintaining personal hygiene levels in accordance with the advice provided by the relevant UAE Government Authorities.
• Hand Sanitizers – Hand Sanitizers are in the process of being procured and will be placed at key entry points to the building.
Unit Owners and Tenants, if not already doing so, should familiarize themselves with the required measures needed to maintain the required levels of cleanliness and hygiene within their respective units. A good source of information for this is the Centers for Disease Control and Prevention website.
We would also recommend all Owners and Tenants to take the below prevention measures at your workplaces in order to reduce the daily risks of spreading COVID-19:
• Wash your hands frequently with soap and water for at least 20 seconds and/or use an alcohol-based hand sanitizer
• Avoid touching your eyes, nose, and mouth with unwashed hands.
• Cover your mouth and nose with a tissue or sleeve when coughing or sneezing. Discard tissue immediately into a closed bin.
• Avoid close contact with people who are sick.
• Stay home when you are sick.
• Clean and disinfect frequently touched objects and surfaces.
We also encourage all to follow official UAE Government announcements on the country’s response to COVID-19. With further information available through the following sources.

The Dubai Health Authority (DHA) has issued specific instructions about when to seek medical help and opt for an appointment at any of the public hospitals and Primary Health Centres. An individual can now book a Covid-19 test at designated centres provided he or she meets certain basic criteria for the test.
Who should go?
If and individual suffers from symptoms like fever, cough, cold, shortness of breath or experience difficulty in breathing, have a travel history to any of the countries of concern, listed by the Word Health Organization (WHO) or have been in contact with a suspected Covid-19 patient, he or she can first practice isolation at home and schedule an appointment by calling the Dubai Health Authority Helpline on 800342.
Ensure you take along all important identity documents with you.
• Passport copy
• UAE visa copy
• Original Emirates ID
• Tenancy contract with latest DEWA bill
• Recent Passport photograph
• Medical Insurance or family book (for nationals)

Fire Fighting / Fire Alarm / Fire Panel Annual Maintenance Contract

This is with regards the Fire Fighting / Fire Alarm / Fire Panel inside your respective Office / Retail units.
As per Dubai Civil Defence (DCD) regulations it is mandatory to have a valid Annual Maintenance Contract for the Fire Fighting / Fire Alarm / Fire Panel. DCD recommends that the AMC be carried out by the same contractor managing the Common areas of the building as the Fire Panels within each Unit are connected to the Main Panel of the Building. This is the responsibility of the Occupant of the Unit (Owner/Tenant).

Access Control System - Main Office Door

This is with regards the Access Control System installed outside the main access door to your unit.
These units had been placed as part of the original build and are a private asset of the specific office. These units are stand alone and not in any way connected to a central building management system. This is to ensure that the security and access of each office is mandated by the respective occupant. Therefore, the upkeep and maintenance of this does not come under the purview of the Owners Association.
This communication is to advise all Landlords / Occupants that they are under no obligation to use the original access control devices and that they can be changed to suit individual needs. There has been some amount of misconception that only the original devices must be used and that maintenance of the same is under the Owners Association. This is not the case. Please ensure that an NOC is applied to Building Reception for the purpose of fixing new devices. Ensure that the Contractor fixing the devices complies with all Safety regulations for safe evacuation in the event of emergencies.
Should you still wish to use the existing device, please contact the following for all requirements. This service provider has no relationship with the Owners Association / Clarity Owners Association Management and you will be dealing with them at an individual level.

Kindly be advised that we will be scheduling our routine Fire Alarm / Voice Evacuation test at Bayswater building as per below:
Date: Friday, 24 January 2020
Time: 08:00AM to 4:00PM
During this time, the Fire Alarm / Voice Evacuation System will be activated for a maximum duration of 6 minutes.
Please ensure a member of your staff is present inside your unit prior to the activation of the fire alarm to check the operation of the Alarms & Voice Evacuation system within your unit.
Please keep the Main Door of your Office open as Security will come to enquire on the serviceability of the system.
Note: If the alarm rings for more than 6 minutes and the ‘Voice Evacuation Message’ is activated, then this is a genuine evacuation indication and all occupants must follow the evacuation procedures immediately.
On this particular occasion, we strongly recommend that should the evacuation message be activated after 6 minutes, please call Security on 054 996 2583 to confirm the evacuation before you leave the office. Should there be no answer from Security, then please proceed to your designated assembly point and wait for further instructions.
