    New levy - water corp charge for take over of meter reading

    We wish to advise that Water Corp have now finalised the take over of the water meter readings for individual units at the property. The charge for this by Water Corp has now been sent to you as a levy notice and applies to owners of the existing buildings only. We did request that Water Corp charge this to you directly, however they were unable to do this and so we have needed to charge it via the strata company.

    Water shut off 10/3/15

    We wish to advise that water to the property will be shut off for approximately 1 hour on 10/3/15. We cannot advise what time this will occur, but it is essential for testing of the main meter to comply with Water Corp regulations. Could you please ensure your tenant is aware of this, and we apologise but we unfortunately were not given sufficient time to send a notice to each resident by post and do not have phone numbers to enable us to contact them on your behalf.

    We advise that Reward Pest Control will be on-site to inspect both the internal and external areas of your unit on: Wednesday, 15th October, 2014 From 7:00am

    The inspection will require entry to individual units as well as access to the outside of your lot. If necessary, please arrange to make your property available by either being present or leaving keys with your appointed representative or a neighbour.

    If you need to arrange another day/time please contact Reward Pest Control direct on 9246 4796. Please note that additional costs may be incurred if other arrangements are made and these will be passed on to the owner/tenant.

    This inspection is not optional and the body corporate will not be responsible for any units where access is not provided and termites are found at a future date.

    New laws regarding smoke alarms and security

    Dear Owners,
    From 1 May 2014, the Building Code of Australia BCA) requires the interconnection of smoke alarms where more than one alarm is required to be installed. This nationally driven requirement for interconnection has been introduced to increase the likelihood of sleeping occupants becoming aware of the dangers of smoke in another part of the dwelling. I have attached a PDF flyer for your reference.

    Minimum security requirements have also come into effect under the Residential Tenancies Act stating that all tenanted properties require “ An electrical light at or near the main entry that is capable of illuminating the main entry to the premises and is operable from the inside.”

    Notice from Quanum Housing Group re Inspections & Driveway

    Michelle,

    As we approach completion, I would recommend to the Gladstone owners to get a professional inspection done prior to paying the last progress claim. Several have contacted me in the last few weeks and this is the advice I have given them.

    Also,
    I will do what I can to get the driveway paved asap. This developer is sometimes slow to act because it is a partnership with some inexperienced partners, which is why I am active in supporting progress to completion. NB I have Power of Attorney for one partner who just wants it done ASAP.

    I am just about out of ideas with this builder, but we are so close to finishing it just needs a bit more patience to get it over the line. I plan to get out to site on the weekend to take a look and I will let you know if I see anything that concerns me.
