As you will have noted, the work on the remediation of the podium is getting underway with pedestrian access management being set up and actual works due to start next Monday 20 January. From here on in we will be providing regular updates of the work to be undertaken in the next two weeks with updates on a weekly basis to cover off any changes in the scheduling. We anticipate sending the updates on Wednesday or Thursday each week.
Below is your first update and attached is a map of the complex which clearly identifies the areas concerned in the updates. The scope of repairs includes removal of landscaping, removing membrane in part, introduction of screeds to falls to specified areas, new membrane installation as detailed, and reinstatement of landscaping materials.
Due to the nature of the work, it may be necessary to relocate some cars directly below some work areas for a period of time.
Affected owners will be advised in the coming days as DCL and the BC work through requirements and possible alternative parking arrangements.
The temporary ramp being constructed on Monday to the entrance of the Mac/Mark building will necessitate occupants to use the alternative exit through the basement for the day.
The Mac Murray pedestrian access will be closed for the duration of the repairs to the area.
During demolition and removal of deck screeds and tiles, there will be unavoidable noisy works which will also create some vibration. Work hours for this work will be restricted to between 8am and 5pm.

Another year has passed (Scary we know!) and before we all get into the summer holiday and Christmas spirit, we wish to thank you for another successful year.

As you wind down with family and friends, here’s a few important reminders for you:
Auckland Body Corporate Office Closure:
The Auckland Body Corporate office will be closed from 4pm, Friday 20 December 2024 and will re-open at 9am, Monday 13 January 2025.
As always, we have arranged support and cover during this period so rest assured the team will be able to support any urgent queries during this time.
If your matter is a safety related emergency, please dial 111 for the appropriate services, in the first instance.
For any other urgent matters, please contact our main line on 09-216-5050 for assistance.
Noise/Parties/Music:
It is important to remember that all residents share a responsibility and duty to uphold the Body Corporate/Society rules regarding noise and quiet enjoyment of your homes. Landlords are urged to please ensure their tenants are complaint with the Rules/Constitution/By Laws of which copies are available on My Community.
Please respect those around you as everyone seeks some valuable downtime.
If you experience an issue relating to a late-night noise nuisance please contact your local Council noise control team and send an email to your Body Corporate manager, who will follow up on their return from leave.
Rubbish Collection Services:
All Body Corporates and Societies with dedicated waste disposal services will continue as normal over the holiday period. Residents are reminded to dispose of waste/food scraps/recycling in the correct bins and to break down all recycling (including prezzy boxes) items before placing them in the relevant bins. Old furniture, TVs, mattresses etc are not to be disposed in any of these bins and must go to your nearest waste centre.
This includes those lovely Christmas trees in your homes.
Washing on Balconies:
Many Bodies Corporate/ Societies do not allow washing to be placed on balconies or any external areas that are not designated for washing. Residents should be aware if this applies to their property and if so, please ensure this is maintained during the summer period.
Thefts and Crime:
As always please remain vigilant at all times and report any suspicious behaviour to the Police.
Take an extra moment to check locks, close doors, bring valuable items in from the car and account for any valuables left in outdoor areas.
Alterations / Renovations
Residents may have a few summer DIY plans in mind, in which case it is important for you to first ensure the approval process applicable to your Body Corporate/Society is completed before commencing with any work.

If you are in a Society and you notice illegal parking on Council roads, please contact Auckland Transport.

Dear Owners
Please find below a brief update regarding the defect works and new timelines since the last owner information evening. You will note there have been some delays, mainly due to the Council Consenting process.
1. Preparatory work has been undertaken in the podium area which has highlighted other areas that will need to be addressed by the repair works. The design for these additional areas was completed on 6 December.
2. The building consent for the podium has been lodged with Auckland Council by DCL and the council have reviewed the documentation and issued their first RFI response. This was responded to by DCL, completed 11 December
3. This has resulted in a delay in uplifting this building consent, and therefore the works being able to get underway in earnest. DCL have advised they will commence the works to the podium (subject to building consent being issued this year) in the second week of January. It is anticipated that the Grove ground floor patio work will now commence early February.
4. The roof design and consenting documents have had their final review, building consent has now been lodged. Peer review drawings and compliance report is with the Body Corporate Consultants.
5. Ongoing pre-cast concrete panel investigation continues with more exploratory works in the coming 2 weeks with a commitment to fix due in January
6. Some investigation on balustrade decks has been undertaken with some repair being planned with additional investigations to continue.
7. The design and construction of the glass sliders continues to be reviewed with a frameless option now being investigated
8. A new paint system has been assessed and approved and will be utilised for ongoing repairs that are occurring on site.

Starting in early October there will be considerable noise and disruption with associated with the remediation of the podium. If you work from home, you may wish to make alternative arrangements if the works will disrupt your work.
The central courtyard gate will be closed to all but residents to allow access to Mac & Mark. Tenants will need to be made aware of these works to ensure they know about the noise and disruption.
Currently we have no fixed start or end date for these works, but we will keep you updated as and when we have more information.
The roof works are anticipated to start early in 2025 and there will be noise and disruption associated with these works as well, particularly for penthouse residents. Further details will also follow regarding these works when they become available but please ensure tenants are made aware of these works as well.
We appreciate these disruptions will be difficult for some residents, but it is encouraging that we are finally getting the issues addressed.

Dear Owners
Your Remediation Committee are pleased to be the bearers of some good news. We have been issued a certificate in lieu of the Building Warrant of Fitness (BWOF) which means the building’s sprinkler systems are now compliant and we have been assured that we should pass the BWOF for the sprinklers for the upcoming renewal in November.
This change is due to the reclassification of two of the commercial units which means the amount of water needed for their sprinklers is classified as less due to the current tenancy usage. We would emphasise again that there is sufficient water for the residential and commercial apartments, and there always has been. The shortfall was caused by the classification of the ground floor retail units when all unit requirements were combined.
This is great news in that we do not have to immediately provide extra water capacity by either thrusting under St Marks Road or adding bulky water storage tanks to ensure supply. However, it is anticipated that should there be a reduction in the water volumes/pressure in the pipes or significant development in the area which causes a drop in supply, we will need to look to these measures being undertaken in the future.
To ensure we are prepared for this eventuality, the Committee will be looking to start funding this work via contingency fund contributions of approx. $250,000 total over the next three years. Whilst this is not ideal, it is prudent to undertake these measures to ensure we are able to fund this work when/if it is required. If the funding is raised and not required, it will be utilised to offset levy or LTMP payments in coming levy periods.
The Committee would like to thank Simon Brake for his very significant contribution and work towards this outcome which benefits all owners in the complex and has saved the Society considerable contractor fees.

It was resolved: That the St Marks Owners Society Committee agree to raise a special levy on all owners to progress the defect remediation process in the amount of $184,000 plus GST to be raised in two equal instalments due for payment on 01 September and 01 November 2024.

As per discussions at the Owner Information Evening held, we have works taking place this month on remediating defects.
These works will involve some outside work to the cracking of the plaster along with basement carpark and stairwell works including the correcting of intumescent paint defects. These works will involve both noise and fumes which will be kept to a minimum where possible.
If you or your tenants have any complaints about the noise or any other aspect of the remediation works, please ensure that these complaints are not directed at the contractors but are sent to me direct. We have had a number of residents who have felt the need to involve the onsite contractors with complaints which is causing issues with the continued work of the contractors.

Hi all,
In the coming month St Marks will be implementing the use of food waste bins with your rubbish provider, Rubbish Direct.
Please be mindful of what you put into the bins, you can dispose any food waste (cooked or uncooked), Biodegradable Coffee Cups and Paper towels into these bins, no packaging please.
You will be responsible for providing your own caddies as Rubbish Direct does not provide these, Mitre 10 and Kmart have some good options available. Please ensure you transport your organic waste in a caddy as compostable bags tend to leak.
When emptying your kitchen Caddy, please firmly shut the organic bin lid to prevent bugs getting in. The bins are lined with a new bag after each empty. Bins are emptied twice a week and are cleaned monthly.

Hi all,
A few weeks ago representatives of your remedial subcommittee (Tony Cole, David Boyes, Simon Brake, Harry Dillon (Saltire Consultants), Wendy Baker (Auckland Body Corporate), me, and AS Jacobs (the Body Corporate's specialist consultant)) met with Dominion to discuss progress in developing and assessing roof replacement options.
Dominion had done a lot of work in developing a number of options, and presented several to us - they all involved full roof replacement not partial repair. Dominion was not at the stage of formally recommending options for our consideration - it was an update to share with us their current thinking. We were satisfied with the progress to date, although there is still plenty of work to do.
Dominion is continuing to develop the options presented, and Harry is following up with them weekly to monitor progress. Dominion is targeting Q1 2024 to undertake the works.
Regarding some other remedial items:
* Some temporary repairs have been undertaken to some balustrades and with a building consent applied for one that is to be replaced.
* Glass has been replaced to 5 window units.
* A survey of some small cracking to concrete areas identified in the building report has now been undertaken by way of abseil and is currently being reviewed by structural engineers.
* The crack identified in the wing wall, which requires the scaffold access present in the podium area, expanded to the neighbouring wing wall as well. Repair work has been undertaken by the original installer and is being reviewed currently by Dominion and AS Jacobs.
* A solution to the untidy ramp wall has been tabled by Dominion and is being reviewed by AS Jacobs.

To facilitate works on the green wall, there will be scaffold in place for approximately 6-7 days. The work is likely to begin around Wednesday 05 April weather permitting.
