Dear Follow Owners,
This is my first week back from holiday and although dealing with some issues while away I held back on this until I have been able to have an in-depth discussion with the committee and our professional advisers.
We received the report from CSR earlier this month advising the findings of the structural engineers Verstoep & Taylor Ltd (V&T) report and the cost estimates from Construction Cost Consultants Ltd (CCC).
At this stage they have recommended and estimated two options offered for the reparation of the podium. Please read the full description of the proposed work in the report.
Mr. Peter Reed has kindly offered to forward an executive summary early next week as this is a wordy report, and some may prefer to read that – I do recommend you read the full report.
Mr. David Clifton of CSR will present this report to the AMG at 5.30pm after which he will answer as many questions as possible and will conclude at 6.00pm.
We hope this will provide a base for us to move forward from.

I have been in our building most of these last few days and thought it has held up well, if you do have a particularly urgent problem, please let me know.
After an intensive process with several companies over the last 7 days we have appointed Power House Management to be our new building Manager. Carlos Del Mar is our contact, and he is looking forward to raising the standards of our building.
We believe Power House Management offer the building the best option of improvement in building condition as well as modernisation in communication and response to your needs. Carlos will be suppling contact details and contacting you directly with his introduction information as well as updating the contact details on display in the building.
Carlos will start on site Tuesday 7th February 2023.
Please also take time to advise your property manager / tenants of this appointment and ensure your contact details are correct with Lalli at Crockers – who has been helpful in our process.
With the works to the upper car park foremost in our minds it will be good to have a new Building Manager who will be able to support owners, tenants, and contractors in place well before works begin.

Dear owners,
I hope you have all had a good start to the new year.
Yesterday Mike our long-term Building Manager called it quits and is no longer managing our building.
We have started a process to find a suitable replacement and I today met with several interested and qualified parties to look after our building.
They all indicated that we would have an offer from them early next week, and they would outline the services they offer and what they propose to improve and maintain the property.
This will then be considered by the Body Corporate committee and the most appropriate company will be appointed on a 3-month trial, this will allow us to see their work and them to see how our building functions.
We wish Mike all the best for the future and look forward to having a new partner to work with.
Our next update will be on appointment of the new building manager.
Until this is made, I will endeavor to handle any urgent issues.

Hello Owners,
Please pass this onto your tenant or property manager where required.
Mike and I meet with the gate maintenance company this morning on site with regards to the podium gate which has not been working at 100%.
The left closing arm and engine need replacement this has caused a shudder in the gate opening and closing sequences this has been ordered.
The tab security opener worked without problem and doesn’t need replacing.
The motors on the gates are well below there operating maximums and could operate at double the current weight.
The gates have had the bearings greased and they move without noise, a rubber pad will be added to the stopper bar to reduce the noise when the gates close fully.
With the parts due late this week it is hoped installation can be done before the end of the week or early next week at the latest subject to availability of technicians.
There is also a wiring issue that will be tidied at time of replacement.
In the meantime, as we await the replacement of the arm, please do not enter the gate pathway until the gate has stopped moving – this includes pedestrians and never stand on the gate at anytime.
Please also beware that even when the gate is repaired it is best not to enter the pathway until it has fully stopped moving.

To update you on the Podium Repair we the Body Corporate Committee advise as follows.
After an extensive process, including many site meetings with numerous tenderers the committee has selected CS&R to move forward with our project.
The first stage of this engagement is the assessment, which CS&R are looking to have completed prior to Christmas this will include the engagement of Structural Engineers, with the findings and proposed concept podium works available early in the new year, including budgeted estimate for works.
At that stage we will hold an information meeting with CS&R for all owners to attend and be updated before commencing the next stage.

Hello Owners,
URGENT - New BC Chair and Committee Members needed!
For the past few years, a small number of owners have worked voluntarily and tirelessly on your behalf as your committee to keep the property up and running.
At the next AGM 2 June 2022, Steven Wrenn is stepping down as BC Chair (Please confirm Steve). A new BC Chair and Committee members will need to be elected at this general meeting.
The body corporate consists of 67 units and it's a requirement of the Unit Titles Act 2010 that you have a Body Corporate Chairperson and a Committee.
Due to the size of your body corporate, it would be ideal to have five (5) members on the committee and the BC Chairperson would be one of these. (how many are staying?) of the current committee members are happy to stay on the committee moving forward but would like help to share the load please.
You are all owners in this complex, and it is only fair and reasonable that the responsibility is shared, not just left to the same people each year.
As you employ us to do the secretarial and administrative duties which include preparing budgets and AGM documents, paying the BC invoices etc., the role of the committee is one that can be done mainly via email or phone but they do meet (?) times a year at the property. Discussions relate to giving approval for large invoices to be paid, commission/approve/accept quotes and to agree on any work that is needed on the property.
I would really appreciate it if any owners who feel they could assist with a portion of their time get back to me.

We will be washing your complex from Monday 4th May through till Friday 8th May.

I will have two teams running during this process.
The process will take 5 days and uses a low-pressure wash. The products are totally bio-degradable and safe for animals, plants and humans.
To ensure the total area is cleaned could all residents please relocate any pots, planters etc that are easily movable. Please do not put out any laundry. Keep the parking in front of units clear
If you have any concerns about any other items being affected by over-spray of chemicals, please relocate them.

Dear Owners,
Whilst the rubbish is being collected, it is not practical for cleaning regime to continue during the level 4 lockdown.
Our Building Manager, Mike, in still coming in very early in the morning to avoid contact with other and checking thing like doors, gates, rubbish etc. In addition to that he is cleaning the lights switches, door handles, handrails etc to try and keep the place as clean as practical through lockdown. He has some protected gear including masks and gloves, albeit not really at a full Covid-19 protection standard.
It is not practical for us to continue the full cleaning regime whilst in lockdown nor is it practical to have someone constantly cleaning surface all the time. To continue the full cleaning regime would mean people will be bursting their bubble.
We do not have a secure facility (theft proof) to provide hand sanitiser in the foyer. Notwithstanding securing sufficient quantities of hand sanitiser would be difficult.
The best advice I can offer is wash your hand thoroughly before you leave your apartment. If you are able to get hold of any hand sanitiser take it with you. On your return to the apartment if you have hand sanitiser use it before entering the apartment. Don’t touch your face on re-entering the apartment building. Minimise touching any surfaces. Use your elbows as much as possible. When you reach your apartment immediately wash your hands thoroughly.

KiwiRail team will be undertaking maintenance and upgrades on the rail network in your area over the quieter holiday period when buses will replace trains.
Working Hours:
From 27 December 2019 – 5 January 2020: Generally from 6.30am – 7.00pm.
Our specialist rail maintenance machine (the rail grinder) may still need to be active at night.
Our staff and contractors are mindful of our rail neighbours and will work hard to minimise any disturbance and get this essential work done as quickly and quietly as possible.
