Hi All RE: ATTEMPTED BREAK-INS, GENERAL HOUSE KEEPING & SAUSAGE SIZZLE EVENT (if you are an owner who have tenants can you please pass this info onto your tenants as I only have home owner’s details) ATTEMPTED BREAK-INS This morning about 2.30am a male tried to break into several units. He then tried Bourke and Towers court and did eventually get into a unit and stole house/car keys in another court. Police were called at 2.30am and a report was made. The CCTV from unit 1 & 2 shows the same guy in CCTV footage in Towers court. Also Thursday morning around 4.30am there were 3 boys (2 on bikes) at the entrance of Bourke and Towers Court so there are a few people out and about so please make sure your doors/garages, cars etc are locked. If you see a suspicious car or person in our street, or around our complex, please call Policelink on 131 444 GENERAL HOUSE KEEPING Court yards: Can people please make sure they are keeping their back court yards mowed and not over grown. We have had a few reported sightings of snakes so we ask that everyone ensure that their yards are regularly maintained especially since yards are connected to neighbouring units. Also if you have a side gate please make sure they are not falling off and are locked/secure. Bins: Our recycling bin and general bin are located at the front of our complex. The bins located in the adjoining 10 units that run off our court is private property so they are not to be used by residents in our complex. Please ensure only our bins are used. Also when putting boxes in the recycling bins can everyone please flatten the boxes so there’s more room. Additionally, food scraps, plastic bags, clothing, polystyrene foam, and electrical items are not recyclable. If you are unsure what can be recycled there are signs on the front of this bin listing what you can and can’t recycle. SAUSAGE SIZZLE: Next Saturday 25 February 2023 at 12.30pm Westside Community Care are holding another sausage sizzle lunch for our court and everyone is welcomed. They were the group that provided food, breads and vouchers for residents during our flood recovery and thought they would put on a sausage sizzle on Saturday to check in and see how we are going and to mark 12 months on from the floods- it's also a chance to meet your neighbours (as we have had a few new people move in over the past 12 months). Hi All RE: INSURANCE, GARDENING & GENERAL HOUSE KEEPING 1) INSURANCE - please note that our excesses for storm damage is now $20000. So the Body Corporate Committee asks that anyone wanting to make a claims needs to contact the committee and let them know what the damage is (and supply photos of the damage). If the damage is under $2000 the homeowner will be asked to get 2-3 quotes to repair the damage and submit them to the committee for approval. Please note that body corporate is not responsible for the maintenance of the roofs so if your roof has not been recently restored (cleaned, painted, and repointed) and you have a leak in your roof than body corporate will not be responsible for any damage occurred. The Strata Title we have for our complex is Community Titles Schemes which means Lot owners are responsible for “outside of the building within their lot boundary, including exterior walls, doors, windows and roofs and gutters” (except for gutters that join more than one unit). 2). GARDENER - Due to the bad weather this year the Gardner still has one more gutter clean for our complex this year. If you do not wish to have your gutters cleaned can you please let me know by COB Wed 14 Dec - email info@benitta.com with the subject line : 5 Spalding Cres - Gutter Clean. Please note that in the recent AGM meeting the Gardner has now opted not to do gutters anymore due to the state of people’s roofs. So this will be his last gutter clean. If owners require someone to do them please let body corp know we will enquire if the Gardener is able to give a quote for this service. 3) GENERAL HOUSE KEEPING - please note that the chair position is a volunteer role. I do not appreciate any homeowners coming over to my residence and speaking rudely when they disagree with a Body Corporate Committee decisions/request. This year I have gone above the norm of the committee to ensure that all owners were given help and information during this rebuild. I realise it’s a stressful time for all but I do not appreciate being spoken to rudely or having accusations thrown at me because you aren’t happy with the body corporate. Any requests/rulings from the body corporate committee is made in accordance of the by-laws of our complex. All owners were given the by-laws when you bought into the complex and John Adams from Ace Body Corporate recently sent it out again to all owners. The purpose of these by-laws are to maintain the consistency of presentation of lots and maintain the neatness and appeal of the complex. Any changes to the appearance of your property including but limited to - gardens, exterior paint colour, paths leading to front door, drive ways and pergola and any structures in your court yard need to be approved by the body corporate committee before work commences. If you do not follow this rule, body corporate committee will ask you to change it, at your cost, as pre-approval is needed. The company we use is Tom Sorensen from Coast to Coast Restoration. Also please be aware that most of the units haven’t had any restoration work done since they were built almost 28 years ago. Most roofs are needing to be repointed (cement/mortar to fix the ridge capping) and a lot of roofs have broken tiles so they will replace up to 10 tiles as part of their quote. Hi All PLEASE READ ALL INFO (sorry it’s a long message) Most of you are probably aware of the Resilient Homes Fund program that supports resilience measures in Queensland homes directly impacted by flooding. As part of this program people who have registered their interest for buy backs and resilient retrofit program are starting to have accessors come through and check their homes. Reports will be made and then recommendations of what you could be entitled to will be sent out. TO REGISTER YOUR INTEREST: If you have not registered your interest you can do so by filling out a form on the following website. https://yoursayhpw.engagementhq.com/resilient-homes-fund-register-interest BUY BACK: I have a had a few owners reach out and want to gauge home owners interests in the the buy back program. As we live in a unit complex for us to be eligible we would need everyone on board - ie the will not buy back one unit without all owners wanting to be part of it. Please empty your recycling out of the plastic bags before throwing it in this bin and DO NOT throw dangerous items such as car batteries, paint, tyres, appliances (such as BBQ, fridges, ovens etc) into any bin. The gardener has advised the following in relation to items obstructing the effective mowing of the Millwood Village Stage Three complex. The issues relate to Items being placed, parked or left on mowing areas including the following. • solar lights (the line trimmer will cut them to pieces or hurl them across the yard); • cars parked on or over hanging grassed areas; • hoses left on grassed areas; • green waste from resident’s gardens being dumped in common areas; and • private planting of trees and plants Could all residents please ensure that cars are parked properly on the platforms (not hanging over the grass areas) and hoses are not left on the grassed areas. If you have planted any plants, please ensure they are in pots (not Styrofoam) and that they are kept trimmed (not blocking access to existing tree that require pruning) and aren’t blocking access to trimming hedges and edging/mowing the lawn. Urban Utilities have advised that they are offering assistance and financial relief to customers affected by flood damage as part of their Urban Assist program. They are offering rebates of water and sewerage charges for customers whose properties are uninhabitable due to flood damage, from Friday 25 February to Saturday 31 December 2022. You can apply online at www.urbanutilities.com.au/urbanassist and you will need to provide supporting information that indicates that your property has been uninhabitable due to flood damage e.g. local council report or builders report. Once the application is submitted, you will be contacted by Urban Assist within 21 days. Hi All Ipswich City Council (ICC) has now collected the full skip bins and cleared the rubbish from the kerbside. So now that the rubbish has been cleared, ALL OWNERS will now be responsible for removing any more rubbish during the rebuild - so rubbish CAN NOT be placed on the ground outside your unit for someone else to clean up. ICC have provide a few extra skip bins - please make sure you place any rebuild material in there and NOT FOOD - food and plant matter needs to be put in the general waste bin due to the smell and pests/rodents etc. If you still have fridges, ovens and washing machines etc that need to be removed you will not be able to dispose of them in the skip or general waste bin - either call a scrap metal place to collect or you will need to take these items to the local dump/tip. Hi All After many negotiations with Ipswich City Council I have been able to secure 3 skip bins (please note that according to ICC they don't provide skip bins for flood affected residential areas - the ones we had on site were paid for by the Defence Force). I have also arrange a kerbside collection this week so that the larger items can be removed from these piles. So if you have placed rubbish in piles outside a unit you will need to help put this into the skip bins. Also once the skip bins are full that is all we have. Owners who are still removing gyprock, kitchens, flooring, furniture etc, that got wet will now have to place items in skip bins that Ipswich city council have provided… they are NOT to place items on the lawn or platform near their units as the ADF have already been through and removed all the rubbish.
