The facade clean will commence across the complexes today, starting with Tower A, and likely to cause some spray-drift to some balcony areas. It is important to be prepared for some water splash, particularly in the afternoon when the winds pick up which may carry some of the water with it. It is therefore a good idea to keep clothes lines free, and any items which may be affected by water covered or cleared off the balcony during the clean.
Please ensure you close your curtains and blinds should you have any privacy concerns.

Good morning everyone -
Firstly we wish to extend our sincere gratitude to all residents for your patience with this project.
As you may imagine, the use of drones for facade cleaning is very new technology and was being explored as an option for both time and cost efficiency for the Infinity Towers Owners Corporation.
Regrettably, one of the drones had a technical problem which left the chief pilot no option but to postpone cleaning by drone in order to ensure that safety came first. These drones have great technical information storage, which will be carefully reviewed to see why the drone had a malfunction. Until we have assurance from Top Wash that the drones have been reviewed and corrected, cleaning will continue by abseil. Abseilers do not require any personal items to be removed from your balconies, as it is a closer physical clean, rather than high pressure washing from a distance.
We will advise the Infinity Towers community when abseilers will return to site, but in the meantime, feel free to return your stored items to the balcony, and enjoy your weekend ahead.

Good afternoon everyone –
We were very excited to see the drone arrive to site and perform a pre-service testing at the nearby KinderHaven, opposite Infinity Towers.
I have attached an image of the drone sitting inside a car space which gives an idea of its size/scale.
After a software update was carried out early yesterday morning, the radar override limiter went back to a 6-meter distance, rather than the required 2-3 meter setting off the building’s façade which ensures that the pressure is strong enough to effectively blast the debris away from the surface.
While the team at Top Wash tried their utmost to correct what seems to have been an override of the drone’s settings, the software update was not able to be altered while on site, and has been returned to the main office for recalibration to meet the building’s needs.
We have been advised that the delay will take between 5-7 days, but will return to site earlier if possible.
During this time, abseilers continue to treat the narrower sections of the building, so it is important to keep clothing and other items covered, or inside until the cleaning project is completed.
Clearly this is an unexpected hurdle, however Top Wash remain committed to the project, and we will keep you updated with the drone’s return to site in the next few days.

Smoke Drift – A Friendly Reminder
Smoking on unit balconies may be considered a nuisance to neighbouring units, particularly those residents with existing health issues which may be affected by smoke drift. This includes both traditional cigarettes as well as E-cigarettes, amongst other recreational drugs of choice.
An owner or tenant must not cause a nuisance or hazard to the occupier of any other unit or interfere with the use or enjoyment of the common property.
In addition to this, we ask the LUMI community to be mindful with ash debri and cigarette butts, as we have had several reports of freshly cleaned balconies having this kind of soot appear from units above.
We respectfully request all residents to be considerate of their neighbours when smoking, noting that legislation is rapidly gaining traction where smoke drift has a negative impact on the health and wellbeing of strata communities.

Good evening all Owners -
We write to advise that the Sky Park facilities will be closed for the full workday this coming Thursday 31st October, as there will be deconstruction works being carried out concerning the steel structure over the spa due to immediate safety concerns.
Please see summary below from Wai Lim of Chambers Russell Lawyers which provides an update in this regard:

We understand that the remedial works to remove the Level 5 Wave Arch Structure is scheduled to commence tomorrow and that the owners have requested a short update in respect of the basis for those works.
We summarise the matter relating to the Wave Arch Defect as follows:
In late August 2024, the owners corporation’s aquatic expert indicated that the Wave Arch installed over the spa area of the level 5 common property podium (“Wave Arch”) was at risk of falling. Mr Ward of BEC Studio observed that the:
(a) Base of every post comprising the Wave Arch are heavily corroded.
(b) The through-bolts penetrating the concrete slab formwork trays, associated washers and nuts have advanced corrosion with pitting and onset of section loss.
(c) The steel slab formwork trays are corroded locally where in contact with the through-bolts.
(d) The corrosion has been identified to be rapid and accelerating.
On 9 September 2024, the owners corporation sent correspondence to the Builder of the development, providing them with a 7-day opportunity to both provide a suitable scope of works to attend to the removal of the Wave Arch and then after an agreement was to be reached, to undertake those works without cost to the owners corporation. In our view, this constitutes a reasonable step in attempting to provide the Builder with an opportunity to resolve this urgent defect.
As of present, the Builder has not provided a substantive response in respect of the opportunity provided. Given the urgency of the works and the safety risks that the Wave Arch presents to owners and occupants, it was consequentially reasonable for the Executive Committee to decide for the owners corporation to arrange for the works to be conducted itself. We are instructed that decision was made.
We understand that the removal of the Wave Arch is scheduled to be commenced on 31st October 2024 with T.A.T Group to return and provide a further proposal for any required make safe works thereafter.

Good evening Infinity Towers Community -
In short - it has been a very busy day for the FCS team onsite today...
As many of you may already be aware, the Tower B roller suffered a major failure late last night, with FCS taking steps to engage Leader Security overnight to ensure the security of the building is maintained.
This morning saw three of our BMs assisting Leader Security with peak hour vehicle traffic management to assist the community with safe egress through Tower A's very narrow entry / exit point.
Our team wishes to thank all Infinity Towers residents for the kindness and understanding shown to our staff, and the Leader Security static guards throughout the day.
After a review of CCTV to investigate the cause / explanation for the roller door going into fault mode, it was observed that the roller simply stopped working due to a general mechanical failure, and no other reason.
Capital Doorworks (CDW) have assessed the motor as being "worn out" with an engagement of approximately 200,000 motions over the last 24 months since the last motor was installed. This is clearly a massive demand on any mechanism, and CDW are looking to submit a more appropriate system for consideration in the interests of longer-term stability and reliability where high usage is a factor.
The new motor ("drum") has already been authorised and ordered, with the expected delivery date being 7-10 2working days from today and Leader Security's presence will remain in place until further notice.

WHAT IS YOUR PERSONAL EMERGENCY EVACUATION PLAN ??
Greetings to all Owners and Residents –
** Did you know that using the lifts in the event of a fire evacuation should be avoided, as electrical safety and possible failures place residents at significant risk.
** Did you know that fire stairs are the only means recommended for exiting a multi-storey building safely during an evacuation procedure..?
** DO YOU HAVE ANY REASON NOT TO EXIT THE BUILDING BY THE FIRE STAIRS..?
If the answer is YES – please read this important information below:
First Choice Strata (FCS) is in regular contact with ACT Fire & Rescue Services to ensure the safety and wellbeing of our strata buildings and community.
For all residents who are unable – or simply not confident to navigate the fire stairs in the event of an emergency evacuation, we have a very important form available for you to complete and return to our office, or directly to your Building Manager.
Personal Emergency Evacuation Procedure (PEEP) Forms are readily available through your Building Manager:

PEEP Forms make life easier for individuals who have good reason not to attempt exiting the building using the fire stairs. In fact, in most cases people who register a PEEP are encouraged to actually remain inside their units and await communication from ACT Fire & Rescue as to the status of the alarm, and in the event of an active fire, the Fire Brigade will make a determination if they are to attend to a unit and physically assist a PEEP registered unit resident safely out of the building.
Some general examples of PEEP registrations may include, but in no way limited to:
• Physical disabilities
• Mental health, such as anxiety, panic attacks, or any other relevant conditions.
• Any person(s) who do not feel safe or confident for whatever reason to exit without physical assistance from ACT Fire & Rescue.
PEEP Forms are printed off by FCS and filed in a red folder inside the Fire Control Room, regularly updated by FCS to ensure all documents for each registered unit are current.
** REMEMBER – If you are able to exit the building in the event of an emergency evacuation alarm, please do it, calmly, and safely – and refrain from using any lift.

Following reports of a constant knocking sound when Tower B Lift 1 was descending particularly toward the lower floors, an urgent work order has been logged with Kone.
Kone's technician visited site today at around 1PM today to investigate and assess the lift, and has found that the issue seems to be with the counterweights, and as a result put the lift "Out of Service" until the matter is rectified.
As Tower B is now left with only one lift to service all floors, please consider the likely time delays in leaving and returning from your unit during this time.
