The Body Corporate Committee have been in regular contact with Kalmar and are continuing to work to ensure that remediation will be completed by the time of our Body Corporate AGM.
• This week, work will be completed on the flashings above the Building F main entrance.
• Kalmar is completing discussions with engineers regarding remediation of the catchment areas at the south end ground floor corridor of both Building B and Building F. The Committee are looking to receive designs from Kalmar for external approval within the month.

Hello Owners,
Re: Levies Request for the FY22 / FY23 Year
The levies for the upcoming year will be invoiced in 2 instalments (same as last year) - this is to assist the cashflow for ongoing expenses for Fabric.
Fabric has kept within the budget this year, the split levy allows us to cover our biggest expense insurance, which is due in October and other ongoing Fabric costs post year end and before the levies are raised at the AGM.
The BC Committee will be reviewing the FY22 / FY23 budget prior to the AGM. Once this is confirmed at the AGM, the final instalment will be requested.
The first levy will be based on last year’s budget, raising 50% of the total budget for 2021-2022.
The first instalment will be invoiced on 20 July 2022 and will need to be paid by 20 August 2022. The end of the financial year is 15th July 2022, and the first instalment will allow us to pay fixed costs until the second instalment is due on 20 October 2022.

On Monday, 23 May, contractors from South Pacific Fire Protection and Fire System Inspections will be on site to conduct a full annual test of the fire alarm system and the biennial test of the sprinkler system in all three buildings. Work will start at approximately 9am.
Please note that they need to enter every apartment to carry out a visual inspection of the sprinklers.
They will knock twice on the front door, and if there is no answer, they will use the master key to enter.
If you are at home isolating with COVID19, please either let me know via the address below, or put a note on the door to this effect on the morning of the 23rd, prior to 9am. If I am notified, it will be kept with the utmost privacy and not disclosed to anyone other than the two contractors entering apartments.

Hello Owners,

Contrary to the first notice posted around the building, on Tuesday, 10 May, contractors from CitySide will be on site to commence with a full building wash (all three buildings).
Work will start at approximately 8am – starting with the roof, the buildings will be washed as determined by the wind direction, but it is likely they will begin with Building F. The full wash will take between two and three weeks.
Please do not leave anything outside in your patios or balconies that can’t get wet, and you may want to have some towels handy in the event some water makes its way in through the joinery.
The team will be abseiling the building to carry out this work, so if privacy is of major concern, best to keep the blinds shut. They will be cleaning the cladding, precast, brickwork, curtain walls, windows including glass, ACP, titan board, balustrades, flashings etc, and also the pathways in Pocket Park.

Please be a patient and considerate driver in our car park.

• Please observe safe speeds when driving in the car park. The car park is a shared space with some blind corners, narrow turns, and where pedestrian use is frequent. Please be a safe driver and use common sense when it comes to your speed in this shared space.
• As always, to maintain security at the car park roller doors, please do not tailgate your neighbours' car into the car park but use your access fob at the gate. If someone is queued behind you as you drive into the car park, stop or slow down until you‘ve observed the driver use their access fob. After you’ve observed that your neighbour has triggered the roller door, you can drive on.
• If no car is entering behind you, once you've entered the car park, please wait to ensure that the roller door has reached the floor before driving away, especially at night. Maintaining the security of the building is everyone's responsibility.
• Likewise, if you’re queued behind a car upon exit, observe a safe following distance; wait until your own car has triggered the roller door and always ensure there’s enough space between your car and the door on the Victoria St side.

Hello Owners,
You will have recently received an email from Crockers and Active which contains links through to the latest version of a guidance document from the Ministry of Health on self-isolating in apartments.
The document contains specific and helpful information specifically designed for apartment residents, so we wanted to ensure the PDF was sent to you as well. We highly recommend reading through it as this may answer some of the questions you may have.
We’d like to particularly draw your attention to page 7 of the guidance, which outlines the steps that will occur if/when a case is identified at FABRIC:
· The Public Health Service will inform the Body Corporate that a case is isolating within the building. It’s important to note that if a case is identified, no personal information is passed on without the case’s consent. The Public Health Service will also advise what information the Body Corporate may provide other residents and staff in the building.
· Please note that the document recommends Body Corporates appoint a Covid-19 liaison. This will be our Body Corporate Chair (contactable via email fabricbcc@gmail.com). This liaison will simply act as a conduit between the Public Health Service and the case, and only if required.
· If you are self-isolating in your apartment and you are happy to let the Body Corporate know this directly, please notify the Body Corporate via email (fabricbcc@gmail.com). Your information will be kept private and confidential with the Body Corporate Chair. Your personal information will not be disclosed without your written consent.
In general, we’d like to highlight the below:
· We highly recommend the use of face masks at any time owners/tenants or visitors are passing through common areas, including going to the refuse room or the pocket park.
· We recommend all visitors scan into the building using the government QR codes located around the building.

The garden is planted to the plan created by the owners who volunteered for the garden group and is approved by the Body Corporate Committee (attached). It contains everyday herbs, lettuces and tomatoes.
The garden group is looking after the garden on a maintenance/watering roster with a fortnightly turnaround. If you would like to get involved, or have kids that are interested in helping out, please email fabricbcc@gmail.com and you can be added to the roster.

Dear Owners,
The CCTV installation is almost complete. There are a few tweaks still to be done but the cameras are now live and recording. The cameras are located in the car park, all entry points into all of the buildings, and there are three cameras located in the pocket park. CCTV signage has been installed.
The CCTV system only keeps footage for 14 days before it's erased from the system. Access to the cameras is strictly controlled and only accessed if an incident occurs and the footage is required to be saved.
If an incident occurs and CCTV footage is required, please email Active Building Management at fabric@buildingmanagers.co.nz with as much information as possible, such as the incident's date, time, and location. All requests must be sent via email. If the footage is required for an investigation, for example, by the police or insurance company, that organisation must request footage directly with Active Building Management. Your privacy is important, therefore footage will not be shared with owners. The BC Committee will review any requests before footage is released.
Please note that there may be a charge for Active reviewing the CCTV footage.

Hello Owners,
Please see attached and below notice from Active Building Management. Please make sure if applicable your tenants/property managers are aware.
During a recent inspection of the lockers, we have noticed several have exceeded the height
restrictions in regard to the proximity of the sprinklers.
The sprinklers need to have at least 500mm clearance around the sprinkler head to ensure they can operate effectively.
Any items within 500mm of the sprinkler system must be moved urgently.
Please note the next inspection is scheduled to take place on 28 June 2021.
If we witness any items within 500mm of the sprinkler head, there may be charges associated with accessing the locker and ensuring they comply with the fire safety regulations.
This cost will be passed to the offending apartment by Body Corporate.
In addition, please be advised that flammable and other hazardous items should not be stored in the lockers.

Hello Owners,
GENTLE REMINDER OF THE RULES ABOUT VISIBLE WASHING ON BALCONIES AND PATIOS
Over recent weeks there have been a series of breaches of the BC Rule relating to the drying of laundry on balconies.
The BC Rules states:
15. Washing
An Owner of a Unit shall not hang any clothes, washing, bedding, towels or other items outside or from a Unit or outside or from any building contained within a Unit or on or from any balcony, deck or courtyard or on or from the common property.
If you do not have a copy of this or any other rule, please contact ABM or you can find these on the MyCommunity Portal.
The effort of owners and occupiers to respect this rule is appreciated.

Hello Owners,
Please pass this message onto your tenants or property managers if applicable.
You may have noticed the Active Building Management signs advising that the bins for all buildings
are being moved Monday 19th April to the main refuse room. It was a difficult decision, but one the
committee has made with your best interests in mind, based on feedback from residents and advice from Active.
We made the decision considering two key factors:
Value for Money:
Moving the bins back and forth and cleaning the area has become Active's Grounds team’s primary job. It is a massive time sink and one that we pay for in our Body Corporate Fees.
It is more beneficial long term to have them using their contracted hours for maintenance and
management.
Health & Hygiene:
Unfortunately, overfilling is a frequent occurrence that can cause pest and hygiene issues.
You may have noticed new traps around the carpark. Overfilling and the spread of bins around the area makes this issue harder to manage.
We will continue to monitor the situation over the next few weeks.

Hello Owners,
Message from your committee.
Please pass this message onto your tenants or property managers if applicable.
It’s come to the Body Corporate Committee’s attention that there has been some abusive behaviour at the carpark entrance from drivers queued behind others at the carpark entrance, expecting to be able to tailgate them in.
FABRIC is a friendly neighbourhood and under no circumstances will this be tolerated.
To maintain security at the carpark roller doors, please do not tailgate your neighbours’ cars into the carpark but use your own access fob at the gate. Likewise, if someone is queued behind you as you drive in to the carpark, stop or slow down until they use their own access fob. Even if there are no cars queued behind, once you’ve entered the carpark, please wait to ensure that the roller door has reached the floor before driving away, especially at night.
This is standard behaviour at secure carparks and should be expected from all residents.
Maintaining the security of the building is everyone's responsibility.
