Dear Desert Sun Tower Residents, We have received several complaints from the residents regarding the Pets urinating on the grass area in front of the building. Kindly note below guidelines for the pet owners: 1. Owners must ensure that pets do not urinate on the grass area in front of the building. 2. All dogs must be kept on a leash when not within the boundary walls of your property. 3. Any dog mess deposited on the community must be promptly removed and disposed of in a sanitary manner by the dog handler. 4. All pets must wear appropriate identification tags at all times when outdoors. 5. No animal shall be permitted to make an unreasonable amount of noise or to become a nuisance. 6. During this time, the alarm sounders will be activated for several minutes as well as repeated evacuation messages shall be heard. This will be repeated during the testing period multiple times. Dear Residents, In line with #DubaiMunicipality’s keenness to raise the community’s awareness of the requirements and standards for a sustainable environment, it urges all UAE residents to avoid distorting the city’s general aesthetic and civilized appearance. Dubai residents have been urged to maintain the aesthetic appearance across the city and not misuse their apartment balconies. Please be reminded to follow the below practices to ensure using balconies does not become a civic issue or eyesore. Fines for misusing balconies can range from Dh500 to Dh1,500 depending on the size of the balcony. Misusing balconies • Hanging the laundry on the balcony or the window. • Throwing cigarette butts or scattering ashes from balconies. • Throwing waste from balconies. • Flowing water down while cleaning balconies or letting the air-conditioning water spill. • Feeding birds, as they will leave their droppings in the place, and it may disturb the general appearance. • Installing satellite dishes or any other type of antenna on balconies. Apart from the regular safety measures that people have been taking for a year now such as wearing mask, maintaining social distance, the UAE has rolled out a massive nationwide vaccination campaign, offering the Covid-19 vaccine to residents and citizens for free. Avoid leaning on the sides of the elevator. • When using your community amenities, limit your time spent to the recommended slot and adhere to the occupancy numbers as mentioned at the amenity. • At swimming pools, gymnasiums or sports courts, please wipe down your personal items and gear before and after use. • Community amenities are exclusively for residents’ use only. • When using the community mosque or prayer room, please leave an empty row from the next person. Also, please use your personal prayer books and mats. • When walking your pets, please dispose of dog waste/used items in bins provided and clean up after your pet at all times. • It is recommended to avoid contact sports or activities. Also, keep noise levels to a minimum to avoid disturbances. • Discard used items in the bins provided and do not litter. • Follow hygiene tips such as coughing into your elbows and not your hands. • Residents found to be violating the safety precautions may face fines from local authorities. • It is important to follow hand hygiene practice, we urge all residents to practice hand hygiene measures and stay tuned to tips and recommendations from the local government. Without the necessary funds, critical services may be at risk of disconnection and disruption, which may eventually affect your property, and the community as a whole. Therefore, every unit owner is urged to cooperate and commit to paying the fees that are due in order to avoid any legal consequences in accordance with the procedures of Law No. 6/2019 concerning the jointly owned properties in the Emirate of Dubai. Legal Grounds:  Where an Owner fails to pay his share of the Service Charges or any part thereof, the Management Entity must request him to pay such charges within thirty (30) days from being served the relevant written notice approved by RERA. In the event of failure of the Owner to pay the charges within this time limit, the financial claim made by the Management Entity against the Owner will be enforceable by the execution judge at the RDSC in accordance with the relevant rules and procedures adopted by the RDSC. (Article 32/B)  Where necessary, the competent execution judge may order that a Unit, in respect of which the Owner fails to pay his share of Service Charges, is sold by public auction to collect these charges. (Article 32/C)  An Owner who defaults in paying his share of Service Charges must pay any court fees and costs, or advocates’ fees, adjudged by the competent execution judge.
