Lake Point Tower, Asteco end of OAM contract.

Dear Lake Point Tower Owners and Tenants,

Asteco are writing to all owners and tenants to confirm that our contract to provide Owners Association Management services will expire on February 28th 2017.

The OA board members have selected a new management company to provide the service going forward. The company is Itihad, currently Asteco have been given the following contact details for the manager responsible for Lake Point Tower.

From Close of Business 28th February going forward all enquiries regarding Lake Point Tower should be directed to this or any subsequent contact provided by Itihad Management.

Owners are informed that all financial records for service charges, access cards, security deposits etc. will be handed to the incoming management. All funds are held in secure bank accounts which are controlled by the OA board members therefore continuity will prevail in all such matters.

Asteco would like to thank the Owners of Lake Point Tower for their cooperation during our tenure and wish you all every success going forward.

Dear Residents

Further to the earlier notices posted on the community portal and in the lifts, we have received complaints from Tenants, owners and Lower floor units of lit cigarettes other waste being thrown and landing on their balconies.

The lit cigarettes are landing on the furniture below creating causing damage to personal property and a VERY SERIOUS FIRE HAZARD. This practice has to be stopped immediately as it is endangering lives and property.

A fine can and will be imposed on any resident caught breaching this community rule.

The OA prefer not to follow this route and we kindly remind all residents to respect your fellow residents below you and DO NOT THROW ANYTHING FROM YOUR BALCONY AT ANY TIME.

If anyone sees this violation including barbeques or smoking shisha, kindly report the matter immediately to tower security at the Ground Floor.

The Owners Association Management Office along with the security will work together to forward the issue with concerned local authorities.

NOTICE : BALCONIES AND FIRE HAZARD

Dear Lake Point Residents,

Please be advised that today 01/06/16 there was a fire on the balcony of a first floor unit. The fire was fortunately spotted by the DMCC car park team and extinguished by the Concordia security guards and maintenance team.

The damage is limited to a chair and some minor damage to the cladding thanks to the quick reactions of those in the area, if this had not been the case then today we would have had a very serious fire at Lake Point Tower. As it is there is loss of personal items to the resident and damage to the tower cladding. The cladding as we all know is a vehicle for the fire to travel rapidly across the entire tower as seen on New Year’s Eve at a downtown Hotel fire.

The cause of today’s incident is almost certainly a dropped cigarette butt that was still lit. The person or people that are recklessly throwing cigarette ends are causing a clear danger to the lives of all those in the tower as well as the entire property itself.

We have all seen the recent images of tower fires and cannot imagine why anyone would be so foolish as to risk causing a major fire below themselves.

All residents are instructed that no objects are to be thrown from balconies at any time. In particular burning cigarettes must be extinguished and disposed of within your unit.

Anyone seen to violate this critical safety advice will be reported to Dubai Police immediately.
